This architectural layout highlights a highly refined contemporary infill design, specifically tailored to optimise standard, deeply elongated urban lots (popular in regions undergoing medium-to-high density transitions like Como, Western Australia). Instead of treating the restrictive narrow plot as a limitation, the design leverages a subtractive volume strategy—alternating built structures with deliberate voids—to ensure maximum spatial quality, ventilation, and daylighting.

Subtractive Courtyard Architecture: The defining element is the central Internal Courtyard acting as a light well. Narrow lot structures often suffer from dark core spaces due to restrictive side boundary fire walls. By cutting a void into the centre of the building mass, the plan introduces double-sided natural daylighting and dynamic cross-ventilation directly into the Master Bed, Study, and main corridor.

Acoustic & Service Boundary Stacking: The floor plan functions via explicit service spine zoning. High-traffic utility zones (Garage, Mudroom, Scullery, Pantry, Laundry, and staircases) are stacked tightly against one long boundary wall. This design serves a dual purpose: it creates an acoustic buffer against neighbouring lots and frees up an entirely unobstructed, flowing spine for primary circulation and living space.

Telescopic Visual Sightlines: The ground floor layout uses an expansive linear vista. Standing near the central study, a resident can look straight through the open-plan kitchen and dining zones directly out to the backyard pool deck. This creates an optical illusion of vast openness, effectively neutralising the claustrophobic feel common to narrow homes.

Programmatic Separation by Tier: The structure enforces distinct behavioural zoning between its two levels. The Ground Floor Plan serves as a dual-anchor zone (private master suite at the front, highly active indoor/outdoor social gathering spaces at the rear). Conversely, the First Floor Plan functions as a dedicated recreational and secondary accommodation wing, centering around a dense media centre (Theatre and Games Room) to keep noisier leisure activities completely acoustically isolated from the sleeping quarters down below.

My student project from over a decade ago.
This building is a prime example of Contemporary Brutalist Architecture, blended with elements of Tropical Modernism and high-end residential design.

• Massing: The structure uses a bold interplay of contrasting volumes, juxtaposing a heavy, rectilinear concrete block on the left with a traditional pitched gable silhouette on the right.

• Off-Form Concrete: The raw, smooth-finished concrete establishes a monolithic, industrial, and permanent foundation that anchors the building to the landscape.

• Warm Timber & Metal: The ceilings feature polished timber paneling that reflects light warmly, striking a balance against the coldness of the raw concrete.

• Linear Louvers: Horizontal aluminum or steel screen slats mask the upper glazing, adding a delicate, repetitive texture that breaks up the massive solid surfaces.

• Cantilever: The upper left floor dramatically overhangs the lower level, creating a sense of weightlessness despite the heavy materials, while simultaneously providing a sheltered entryway beneath it.

• Interstitials: A central glass-enclosed “bridge” or breezeway links the two primary wings, establishing a powerful visual transition and emphasizing structural transparency.

Mid-century modern influenced, clerestory windows seat just below the roof bringing in light and keeping privacy, deep overhang eaves with steel beam detail running across roof span protect the expansive use of glass, aiming at erasing the boundary between indoor space and landscape.

Found in Kalamunda soil make a perfect building material:
Earthy Regional Aesthetic: The striking, deep rust-red, ochre, and dark brown tones blend seamlessly into natural environments, especially across Western Australia.
Textural Contrast: The pitted, rugged surface provides a beautiful visual contrast against smooth modern building materials like stucco, glass, or steel.
Cost-effective sourcing: using excavated rock eliminates material purchasing and transport costs. Maintenance is zero, and don’t they look better as they ages?
