You’ve probably seen our faces around, but we thought it was time for a proper reintroduction 👋

We’re Mel and Josh, the husband and wife team behind The Finance Circle. We’re based in Wilton and love working with couples and families across Wollondilly, Macarthur, and beyond, whether you’re buying your first home, upgrading, investing, or building.

Education is a big part of what we do. We run First Home Buyer Nights to help people feel confident and prepared before they even start looking, and we love breaking down the process so it never feels overwhelming. Mel also mentors new to industry brokers, because sharing knowledge is something we care about, whether that’s with clients or with the next generation of the industry. Between us we’ve also got two young boys and a real love for our local community, you’ll often spot us around the soccer fields with Wilton Warriors ⚽

Our job is to make finance simple and make sure you feel supported the whole way through. If you’ve got a question or just want to say hi, we’re always here 💛

A question we get a lot from young families: “Why can we borrow less now than we could two years ago, when we’re earning more?”

The answer is usually kids.

Lenders don’t just look at income. They look at living expenses, and once you have dependents, those estimates go up, sometimes more than people expect. Childcare, health costs and everyday spending all get factored in, which can bring your borrowing capacity down even as your income climbs.

If kids and a bigger home are both on the horizon, it’s worth looking at your numbers early so you can plan the move around the life change, not be caught out by it.

Part 5: We’ve Seen It All 👀

After years in this industry, not much surprises us anymore.

Messy bank statements, gaps in employment, complicated family situations, past credit issues, self employed income that doesn’t fit the mould. We’ve worked through it. Whatever your situation looks like, chances are we’ve helped someone through something similar before.

That’s the thing about experience, it means we don’t judge, and we don’t panic when things aren’t straightforward. We just get to work finding a way through, because there usually is one.

So if you’ve been putting off that conversation because you think your situation is too complicated or embarrassing, don’t. We’ve seen it all, and we’re here to help.
