This is a new building. From the street, it doesn’t announce itself.

The front is narrow. It sits alongside a row of cottages and has to fit in; low, fine grained, unassuming.

Swipe on and the same building runs long down the side, facing the back of a commercial strip. Service doors, roller shutters, plant. A completely different neighbour, so a completely different response.

One building. Two conversations.

That’s what it takes to put new density into an established street. Not preservation, a new building that earns its place.

Sometimes the strategy becomes invisible. That’s the way it should be.

On this site, 25% of the yield was about to disappear.

Melbourne Water and Heritage wanted two incompatible things. Unresolved, a quarter of the project was gone, and approval was uncertain.

We led the negotiations across City of Port Phillip, Heritage, Melbourne Water and CitiPower and aligned the competing requirements into one workable path.

Approval secured. Full 25% yield retained. Built as originally envisioned.

Port Melbourne. A block back from Bay Street. On the roof here with Peter Syme of symeprojects, who developed and built it.

The homes we’re not building aren’t blocked by land. They’re blocked by problems nobody solved early enough.

Developer, owner, family, builder. Get us in early, before it gets expensive.

In a tighter market, projects don’t stop, they get filtered.

This dual occupancy is moving into advertising following a feasibility process and town planning submission.

It’s a good example of what’s still progressing:

– clear brief
– controlled scope
– aligned budget
– realistic pathway to delivery
