With almost four decades in real estate, Ruth has built an incredible career as an agent, auctioneer, business owner and Director of Woodards Carnegie & Bentleigh. But what we admire most isn’t just what she’s achieved... it’s the way she’s built it.

Starting out in a tiny independent agency where everyone did a bit of everything, Ruth eventually bought the business, aligned with Woodards and grew it into the high-performing operation it is today, with around 25 people across two offices.

Oversized Art Deco apartment in the Domain precinct. That was the brief, and it was a tight one. Apartments like this, in this location, are highly sought after, and very tightly held.

These clients had been looking on their own for over 2 years with no luck. We sought out as many off-market options as possible, including this one, but the vendor’s expectations were too high at the time. We knew where we saw value, so we let it go to market and run through the EOI campaign, staying close to the agent at every step.

Patience paid off. We secured this under budget, in our buyer’s ideal location, with plenty of opportunity to add their own touch.

A brilliant result for a buyer who knew exactly what they wanted. Congratulations!

The location was specific, but the brief was broad when it came to what their budget could achieve. Then we found this charming double-fronted period home on a deep 365sqm allotment in the heart of Richmond, complete with rear lane access!

After being a much-loved and cared for family home, it was time to pass the baton.

A few rounds of back and forth with an agent we’ve built a longstanding relationship with, we knew there was a deal to be done. And we got it across the line!

Secured under budget, our clients now have plenty of scope to renovate, add value and make it completely their own.

A great home, in a great pocket, for a truly wonderful couple. An awesome result!

Our clients were searching for a long-term family home in their favourite Bayside pockets, but finding the space they needed within budget was proving tricky.

We explored a few alternative areas, but kept coming back to the location they truly loved. Then an opportunity emerged: a private sale that had originally been overpriced, spent too long on the market and eventually gone a little stale.

It was in their dream pocket, offered exactly the space their family needed and, while it required a little TLC, had all the right fundamentals.

We saw the opportunity where others had moved on and negotiated the property at the right price, allowing our clients to secure the family home they wanted without compromising on location. A very happy ending!

Sometimes we talk clients out of more properties than we’d like to, but every purchase needs to be one we would confidently put in our own portfolio.

Disappointingly, two properties we presented fitted the brief perfectly, but the owners corporation documents revealed a number of building issues. It was a level of risk we weren’t prepared to accept, so we walked away.

Then the right one came along, and our clients trusted our advice.

This gorgeous two-bedroom, two-bathroom apartment offers 100sqm internally, secure parking and a quiet position just off Riversdale Road. Tucked away from the noise, yet only a few minutes’ walk from the very best of Hawthorn.

We secured exclusive pre-market access and negotiated terms that worked for everyone. The motivated vendors received a short settlement and saved on marketing costs, while our wonderful interstate clients secured a fantastic property under budget.

We also negotiated pre-settlement access for rental inspections, with the aim of having the property leased by settlement or shortly afterwards.
