The question: buy first or sell first? It’s always a difficult one, with pressures and risks whichever path you choose.

These lovely clients decided to sell first, which meant we suddenly had a looming settlement date and needed to secure a gorgeous four-bedroom family home while perfectly aligning both settlements. Say no more.

Within three weeks, we had found their fantastic next home, complete with a pool and a same-day settlement to make the move completely seamless. But it wasn’t without competition. Two other offers came in, including one at a higher price but with a longer settlement.

A good reminder that it’s not always just about price. Our short settlement terms got us across the line, proving that understanding a vendor's priorities and structuring the right offer can be just as important as the number on the contract.

And with a new arrival on the way, we know these clients are going to be very happy here for many years to come.

Over 750sqm on one of the best streets in Surrey Hills. Loved and lived in by the same owners since 1988, it was time to pass the baton to another family.

With auction day looming, we moved quickly in the final 24 hours and strategically positioned ourselves before the wider market could properly react.

The speed and strength of the offer caught buyers completely off guard, and within just five hours of submitting, we had secured it.

When your friends tell you they bought off market with an advocate in under 3 weeks of working together in the exact area you’re looking in… it’s a pretty compelling reason to make the call yourself and find out what it’s all about.

And that’s exactly what these gorgeous first home buyers did.

We didn’t secure something in the first 3 weeks for them, but we did secure an amazing off market property in just over 2 months, subject to building and pest inspection, and we were even able to negotiate the sale price down after a few things popped up during the inspection process.

This property was tenanted and definitely not presented in the best light. But we love opportunities like this, and we love clients who trust the vision. Because underneath the tired presentation was a townhouse with great bones, in a fantastic location, and so much potential. A fresh coat of paint, new carpet, and a few cosmetic updates will completely transform this home.
