Anyone can buy a property. The challenge is holding it through everything that tries to shake you off.

The year prices dip and the headlines say the market has cracked. The year rates rise and your repayments climb. The year a politician threatens to change the rules. The year your mate sells theirs and tells you that you are crazy not to.

Every one of those is a test of whether you hold.

And holding is where the entire outcome gets built, because property does its most powerful compounding in the later years. An investor who holds for 18 years can generate more in the back half than the whole first half produced.

The investor who sells in year seven, spooked by a headline, hands back the steepest part of the curve.

Buying is the exciting part. Holding is the part that actually makes you wealthy, and it looks like doing nothing.

75 percent of Australian property investors never buy a second property. The reason is almost always hiding in how they bought the first.

Someone buys an investment property that is too negatively geared. It drains 300, 400, maybe 500 dollars a week from their cash flow. Their borrowing capacity is now wrecked, because the bank sees that drain. They cannot qualify for a second loan, so they stop at one.

And one property held through one cycle is not a portfolio. It is a single bet.

The investors who build real portfolios do something different from the very first purchase. They balance growth and cash flow, so each property strengthens their position rather than blocking the next one.

Your first property is either the foundation of a portfolio or the ceiling on it.

What percentage of Australians actually retire self funded? The answer is 9.1 percent.

But here is the part that matters more than the number. That does not mean 9.1 percent end up financially free. It means 9.1 percent earn enough on their own that they do not qualify for any government assistance.

Who defines earning just enough that you do not qualify for a pension as being financially free? Nobody. It is not the same thing.

So the real figure for people who reach genuine financial freedom sits somewhere below 9.1 percent. Less than one in ten, and probably well under.

Which brings us to the part nobody enjoys hearing. If you do not want to end up in the 90 percent, you have to be willing to take the action that 90 percent of people will not take.

A family home and an investment property look the same from the street. Financially they are close to opposites.

Your family home is a lifestyle asset. It gives you somewhere to live, security, a place to raise a family. What it does not do is generate income. You cannot eat your house.

An investment property is the opposite. It pays you rent, its costs can generally be claimed against tax subject to the current rules, and it is designed to build wealth rather than to live in.

Both have a place. Here is the mistake. Most people pour everything into the family home, pay it down as fast as possible, and call that their wealth strategy.

A paid off home is comfortable. But it is not a retirement income.

A house keeps you sheltered. An asset makes you wealthy. You need to build both.

Bridging the gap. How are we going to do that?

The first thing to understand is that you are playing a game. And if you want to win any game, the first thing you need to know is the rules.

The game we are all playing is capitalism.

Here is the analogy. I am a massive West Coast Eagles fan. Yes, I know, not a great era. Every year the AFL brings in rule changes. Does it matter whether the Eagles agree with them? Whether they think it is a good idea or should have been done differently?

It makes no difference whatsoever. If you want to win the game, you have to understand the rules and play inside them.

A lot of energy gets spent arguing with the rules instead of learning them. Those are legitimate conversations. They are just not the same conversation as building your own position.
