WA’s rental laws are under review, with several proposed reforms modelled on Victoria. But has more regulation actually improved outcomes for tenants in that state?

Despite Victoria having some of the country’s strongest tenant protections, renter confidence remains low. REIV and REIA President Jacob Caine recently noted some tenants are still reluctant to raise issues for fear the property may be sold in an already tight rental market.

REIWA President Suzanne Brown says WA should learn from Victoria’s experience: supply, not stricter legislative reform, was the issue.

More rental supply means more choice, greater mobility and better outcomes for tenants.

The question is, has all this legislation improved the lot of tenants? The answer appears to be no.

The WA Government introduced a new bond release and disposal process at the end of March, designed to help resolve bond disputes without going to court.

REIWA supported the changes, but the process has not lived up to expectations. Disputes can currently take around eight weeks to reach an initial review, with further delays possible.

REIWA is calling for additional resourcing to speed up the process and reduce the impact on tenants, property managers and investment property owners.

Consumer Protection has informed REIWA it can take eight weeks from when a dispute over the bond is lodged for an initial review.

Two days of big ideas, fresh perspectives and plenty of problem-solving 💡

Earlier this week, the REIWA team came together for two days of strategy, collaboration and looking ahead.

With REIWA’s strategic plan at the centre of the conversation, we explored how we think strategically, approach problems differently and stay focused on the needs of our members and the broader WA real estate industry.

The discussions were shaped by a mix of perspectives from across REIWA and the industry, including the challenges, expectations and opportunities facing agencies of all sizes.

Expertly guided by strategy facilitator Olivia O’Connor, and with valuable contributions from CEO Blaine Slater, Sam Richard, REIWA President Suzanne Brown, Deputy President Rob Mandanici and Councillor Hayden Groves, the two days gave us plenty to challenge, unpack and take forward.

We’ve come away aligned, energised and excited about what we can achieve together.

Inflation eased further in the 12 months to July 2026, with CPI down to 3.5% from 3.8% in June.

Housing remained the largest contributor, up 5.0%, driven by the ending of Commonwealth and State Government electricity rebates, new dwelling prices and rents.

Core inflation, which is closely watched by the RBA, was 3.6% in the year to July 2026 which is unchanged from June. The RBA's next meeting regarding interest rates is on 29 September.
