The Real Estate Institute of Western Australia (REIWA) is the peak industry body representing over 1,170 member agencies, or 90% of the sector, with over 9,200 individual members. We advocate for policies that support a stable property market across all sectors, including residential, commercial, industrial and agricultural real estate. With more than 100 years of industry leadership and local knowledge, REIWA provides real estate professionals and the public with data, insight and analysis to empower their property decisions. REIWA is also a registered training organisation and curates a dynamic program of events for the industry and broader community. Through our Community REInvest program, REIWA members work with the Salvos to support those experiencing homelessness, and run Tenancy Training for people moving into a private rental property. Perth’s annual median sale price growth slowed to 2.1% in the September 2026 quarter, down from 5% in the previous quarter.

As a result of the slowdown, Perth’s median house price may fall short of $1 million by year-end.

“You should never underestimate the effect consumer sentiment can have on a market,” says REIWA President Rob Mandanici.

“The factors that have driven the WA market over the past few years remain, including a constrained building industry, high population growth, and a strong local economy. However, in recent months we have seen sales activity decline and the pressure on prices ease considerably. These changes are mostly due to a sharp decline in consumer sentiment."

Perth’s vacancy rate dropped to 1.7% at the end of September, hitting its lowest level since November 2024.

With fewer than 2,000 properties available for rent, REIWA President Rob Mandanici says the decline is extremely concerning, with rental supply facing new constraints.

“We all want renting to become more affordable but more regulation isn’t the answer. To improve affordability, we need to give tenants more choice, which means we need more supply. That requires a legislative environment that supports and encourages investment in rental properties,” he says.
