🚨 Planning Update: State Facilitated Development (SFD) Reset 🚨

The Queensland Government has announced important changes to the State Facilitated Development (SFD) pathway—designed to help deliver housing faster and more efficiently across the state.

Here’s what this means for our clients and industry partners 👇

🏗️ Broader Access
More development types (primarily residential) can now access the SFD pathway.

🤝 Council Support Required
Projects must have local government backing, strengthening collaboration and local input.

⚡ Faster Approvals
Reduced red tape and streamlined processes to accelerate housing delivery.

🏡 More Housing Supply
A wider mix of housing options to help address Queensland’s housing shortage.

These reforms aim to unlock land, improve certainty, and ultimately get more Queenslanders into homes sooner.

On Thursday, Project Urban hosted our third annual Project Urban 5000 at the Big Kart Track in Landsborough — and what an incredible evening it was!

With over 40 racers on the grid, we saw some fierce competition, plenty of laughter, and a few dramatic turns both on and off the track.

NEW DRAFT PLANNING SCHEME FOR THE SUNSHINE COAST

The Sunshine Coast Council has released its new draft Planning Scheme, which will guide the region’s growth and development through to 2046 and beyond. ​

This Planning Scheme is the region’s key statutory planning document—a comprehensive framework that sets the rules for land use, zoning, building heights, design standards, and infrastructure planning.

Submissions on the draft scheme can be lodged with Council until Friday, 19 September 2025.

A successful property strategy is one which anticipates various scenarios that can help or hinder a particular property development goal. Project Urban’s focus is on early advocacy to achieve cost-effective outcomes.

A major new public transport initiative—The Wave—has been officially announced as part of the Queensland Government’s 2032 Olympic Games Delivery Plan, promising to reshape how locals and visitors travel across the Sunshine Coast.

The Wave will feature heavy rail from Beerwah to Birtinya, and a new metro bus connection from Birtinya to the Sunshine Coast Airport, with key stops at Mountain Creek and Maroochydore.

By improving accessibility to key growth areas, the project will encourage sustainable development patterns that support the Sunshine Coast’s long-term planning goals.

With construction funding locked in for Stage 1 and improvements to bus services also on the way, The Wave is set to be a game-changer for the Coast—now and well beyond 2032.
