Stop comparing tender prices by the bottom number.

Two quotes can be $10,000 apart and still be much closer than they look.

Before you decide one contractor is cheaper, compare what each price actually includes.

Check:

• Scope included
• Exclusions
• Qualifications
• Allowances
• Programme assumptions
• Materials and specifications
• Labour included
• Items priced as provisional or subject to confirmation

One contractor may be $10,000 higher because they have allowed for work the cheaper quote has excluded.

That difference can come straight back later through variations.

Level the scope first.

Compare the price second.

Price tells you very little until you know exactly what’s included.

Your estimate should tell you where the risk is, not just what the job costs.

A solid estimate should make the problem areas obvious before you commit to a price.

Look for:

• Allowances based on limited information
• Trades where quotes are still missing
• Incomplete drawings or documentation
• Scope that hasn’t been clearly defined
• Exclusions that could affect the final cost
• Items priced using assumptions rather than confirmed details

If those areas aren’t clearly flagged, they can easily get buried in the total.

Then the job starts, the real costs come through, and your margin starts taking the hit.

The total at the bottom matters.

Knowing what sits behind that total matters just as much.

A good estimate gives you a clearer picture of the job, including where you need to investigate, confirm pricing or allow for risk before you submit your price.

1% pricing error = $10,000

2% pricing error = $20,000

3% pricing error = $30,000

A detailed estimate costs money.

A job can look profitable on paper and still be carrying cost gaps before construction even starts.

It can come down to things like:

• Scope that hasn’t been fully captured
• Quantities that are out
• Allowances that are too light
• Trade quotes with exclusions that haven’t been picked up
• Items shown across the drawings that haven’t made it into the estimate
• Pricing based on assumptions instead of the actual project

Once you’re on site, those costs don’t disappear.

You either absorb them, try to recover them through variations where appropriate, or watch your margin reduce.
