If your PMs feel overwhelmed by legislation, that's not a PM problem. It's a leadership one.

Overwhelmed PMs are usually under-supported, not under-skilled. What changes it is a built-in training cadence, not one-off sessions.

This is one of the most common misconceptions I hear from property managers and it's a dangerous one.

Under the Residential Tenancies Act, your obligation as a property manager is triggered by knowledge of a hazard or issue not by a formal complaint from the tenant. If you were told about something informally, in a message, in passing at an inspection and you can't show what you did about it, you have a problem.

Your file needs to document not just what happened, but what you did in response. Every time.
