Clear roles, open communication and shared expectations can make all the difference to how effectively a strata committee operates.

In our recent webinar with the Owners Corporation Network (OCN), David Glover and Michael Price shared practical insights to help committee members and owners work more effectively with their Strata Manager.

The full session also explores strata finances and key legislative changes affecting owners corporations, including sustainability, fire compliance and commissions.

We’re pleased to welcome Leisure Inn Pokolbin to Strata Plus who is joining the community in the Newcastle branch.

Set in the heart of the Hunter Valley, Leisure Inn is a 54-lot community surrounded by landscaped grounds and open space - making proactive management, clear communication and forward planning an important part of keeping the property running at its best.

Our Newcastle team is looking forward to working closely with the community and bringing the responsive, transparent and practical approach to strata management.

Insurance commissions in strata are changing.
But at Strata Plus, we made the move before the legislation required it.

From 1 July 2025, we began transitioning clients to a no-commission insurance model - well ahead of the upcoming NSW reforms.

Why?

Because we believe owners corporations deserve complete transparency around how strata management services are charged.

Under the new structure:

Insurance commissions are removed from insurance premiums
Insurance administration is clearly included within the management fee
The transition is designed to be cost neutral for schemes
Committees gain clearer visibility over fees and services

Importantly, the services themselves haven’t changed.

Our team still manages renewals, quotations, claims, broker liaison, and insurance administration - but under a structure designed to align with evolving industry expectations and provide greater clarity for owners.

As the strata sector continues to evolve, we believe transparency, accountability, and proactive leadership matter more than ever.

One of the biggest misconceptions in strata is that lower levies automatically mean a healthier building.

In reality, levies alone rarely tell the full story.

A healthy capital works fund is less about keeping contributions artificially low and more about ensuring a scheme is financially prepared for the future. Major building expenses are inevitable over time - whether that’s waterproofing, lift upgrades, roofing works, fire compliance, façade repairs, or essential maintenance.

The difference is whether a building is planning ahead for those costs, or reacting once problems become urgent.

Underfunded schemes often experience:

🟢Deferred maintenance
🟢Greater financial pressure on owners
🟢Emergency repairs
🟢Special levies
🟢Increased stress and uncertainty for committees

In many cases, the most expensive problems in strata are the ones that were delayed for too long.

Strong financial planning allows committees to make more measured decisions, spread costs more effectively over time, and reduce the likelihood of major financial shocks for owners later.

A well-managed capital works fund is not about overcharging owners. It is about protecting the long-term health of the building, maintaining property values, and creating greater stability for the community as a whole.

At Strata Plus, we work closely with committees to help simplify long-term planning and support proactive decision-making that benefits schemes well into the future.

Housing has become one of the biggest economic and political conversations in Australia and the proposed changes in the Federal Government’s 2026 / 2027 Budget could have long-term implications for homeowners, investors, and strata communities across NSW.

From negative gearing reforms and CGT changes through to housing supply, planning reform, and rising construction costs, the landscape is shifting quickly.

But beyond the headlines, what does this actually mean in practice for apartment owners and owners corporations?

In our latest article, we break down:
🏠What’s changing
🏠What’s still proposed
🏠What it could mean for NSW strata communities
🏠And the practical steps committees should be thinking about now.

Today, we celebrate the people who help shape our communities in ways both big and small. 💐

At Strata Plus, we know that strong communities are built on care, support, patience, and the people who quietly hold everything together behind the scenes.

Motherhood comes in many forms: mums, step mums, grandmothers, aunties, carers, mentors, pet mums, and the people who show up with love, guidance, and support every day. Today is for all of you.

Thank you for the role you play in creating happier, more connected communities and homes.

From all of us at Strata Plus, Happy Mother’s Day. 💛

Joshua Jasnos — 2026 Senior Strata Community Manager of the Year! 🏆

Thrilled to share that Josh has taken out the SCA Australasia Senior Strata Community Manager Award

If you've worked with Josh, you'll know exactly why. He's the person who picks up the phone at 7pm for a worried committee member, who somehow remembers every building's quirks, and who treats every client like they're his only client.

We've watched him mentor newer managers, push for better outcomes when the easy path was available, and consistently show up as someone our clients trust completely. That's not something you can fake — it's years of genuine commitment to this industry and the people in it.

Josh, we're so proud to have you on the team. This one's yours.

Congratulations from all of us at The Strata Plus Group. 👏
