Our house hunting journey began in September - December 2018. It wasn’t an easy task and we had learned a lot.
Some statistics during the journey:
- More than 11 suburbs in Sydney in target (e.g. Selfton, Bankstown, Punchbowl, Yagoona, Riverwood, Chester Hills, Granville, Parramatta, Merrylands, Fairfield, Cabramatta)
- 200+ real estate ads viewed
- 30+ inspection completed
- 7+ auctions attended
Our goal: the location must be close to train station, under 10 mins walking.
Here are what we learned:
- Every 5 minutes walking distance away from the train station/bus stop, house price reduced by $50K
- 3 bed room is standard, but 1 additional bed room more or less corresponding to $30K more or less
- Avoid sewage pipes across in middle of the land or underneath of the house. Those houses would be $50k-$100K cheaper and would not attract buyers if you need to sell the house later on.
- House type is important: Double Bricks > Bricks Veneer > Fibro cladding
We were lucky enough to land it to this house we currently live in. Reasonable price, 3 mins walking to station, 7 mins walking to Stockland.
