A strong result for the Design Collaborative team in the Land and Environment Court.
In Equity Land Holdings Pty Ltd v Inner West Council [2026] NSWLEC 1346, the Court approved a five-storey mixed-use development at 38–48 Parramatta Road, Stanmore. The project will deliver 103 co-living rooms above ground-floor café, retail and commercial spaces.
The proposal faced a number of challenges, with Inner West Council raising concerns about issues including amenity, building design, neighbourhood character, communal living, public interest and floor space calculations. After considering all of the evidence, the Court found in favour of the applicant and approved the required variations to the planning controls.
Our Director, David Rippingill, prepared the Clause 4.6 variation requests and provided the town planning evidence throughout the case. He was supported by Kristina Simic, whose work in preparing the documentation and assisting with the case played an important role in achieving this outcome.
This was a complex co-living proposal on a constrained inner-city site, and we're proud to have helped demonstrate that the development would provide high-quality living outcomes while respecting the surrounding area.
A great result for our client and a positive outcome for the Inner West, with 103 new homes to help meet growing housing demand.
