Your club paid for the Copilot seats. Is anyone using them for more than “rewrite this email”?
A licence gives you a tool. Literacy gives you a team.
Our partners at Intelligence Assist come onsite and train your team on the club’s own work: gaming, food and beverage, finance and memberships. Put those seats to work → Book in a time with Janey and Phil

A MESSAGE FROM OUR TRADE PARTNER SUBURBINITE.

Buy a Business or Buy the Property?
When clubs look to diversify their revenue, one of the options they may consider is acquiring another business. On the surface, buying an established business can look attractive. It may already have customers, staff, revenue and an operating history. But it also brings something that can easily be underestimated another business to run.
A business acquisition can mean taking on staff, systems, suppliers, regulatory requirements, management responsibilities and ongoing operating risk. Its performance may also depend heavily on the people running it, changing consumer demand and how successfully the business is managed day to day.
That can be a very different proposition to buying a commercial property asset.
With a leased commercial property, the club owns the underlying real estate while an external tenant operates the business from the premises. Rather than becoming responsible for running another operation, the club may be able to generate rental income from the property itself.
THE PROPERTY CAN SOMETIMES BE THE REAL OPPORTUNITY
As Anna explains, sometimes the commercial asset can have more upside than the business itself.
Why?
Because a well-selected commercial property can provide a club with a tangible asset that may continue producing income regardless of who ultimately operates the business from it.
The value sits not only in the rental income, but also in the land, building, lease structure, tenant covenant and future use of the property.
For clubs thinking about diversification, that distinction is important.
Buying a business means asking: Can we operate this successfully?
Buying an investment property means asking: Is this the right asset, tenant and lease to deliver the return we need?
They are two very different investment decisions. Suburbanite Property

Quick quiz for the next team meeting: who used ChatGPT for work this week, and whose account was it on?
Spoiler: usually a personal free login. Board papers, minutes and member comms, all drafted off the books.
Great instinct. Dodgy setup.

A message from our trade partner Intelligent Assist - Someone at your club is already using AI. Probably several people.

Dear CMAA Members,
Ask your team who used ChatGPT for work this week. Then ask which account.
Board reports, minutes, month-end commentary, member comms. At most clubs it is already happening, on free personal accounts. Nothing shared, nothing standard, nothing written down for the Board.
That instinct is right. The setup is wrong. Right now your club is carrying the risk and getting none of the benefit.
Our partners at Intelligence Assist and Wohlsen Consulting have spent the past year inside 18 Australian clubs fixing exactly that. AI Foundations for Australian Clubs runs onsite, in the tool you choose (Copilot or Claude), on your club’s real work rather than generic training examples.
What your club leaves with
• A map of where AI actually pays off, across gaming, F&B, finance and memberships
• A team that can use it, role group by role group, instead of licences sitting idle
• A Position on AI and Responsible Use Policy your Board can sign off on
• Your first AI agents built, running and owned by the club
In the Australian Government’s trial across 7,600 staff, people got back around an hour a day, and 65% of managers saw a lift in team productivity. That is capacity, and capacity is the one thing clubs cannot hire their way to.
Twenty minutes with Janey Treleaven (Intelligence Assist) and Phil Wohlsen (Wohlsen Consulting) will show you what it looks like in your venue.

We encourage you to book early, as onsite dates are limited.

A better way to look at super

A strong return is good news. But super is a long game, so it helps to look at how a fund has performed over time, not just in a single year.

Hostplus’ Balanced (MySuper) option returned 10.80% in 2025–26. More importantly, according to SuperRatings, it’s ranked number one for investment performance over 10, 15 and 20 years.1

But returns are only part of the story. Fees, costs and taxes also affect how much ends up in a member’s account.

That’s where net benefit helps. It brings those factors together and shows what members receive once they’ve been taken into account.

It can also show whether members are getting further ahead. According to SuperRatings, a member with a starting salary and super balance of $50,000 invested in the Hostplus Balanced (MySuper) option was $30,219 better off than the average member of a not-for-profit super fund over the past 15 years.2

For employers, those outcomes show the difference strong long-term investment performance and low administration fees can make over time.

A super fund that puts you further ahead. That’s a plus. Find out more at hostplus.com.au/top-performer

The outcome shows the average difference in ‘net benefit’, a measure of past investment returns after administration fees, investment fees and costs, transaction costs, and taxes have been taken out. The results compare the Hostplus Balanced (MySuper) investment option
with comparable balanced options for historical periods and with 15-year data available to 30 June 2026, accessed on 21 July 2026. Other fees and costs may also apply. Outcomes vary between individual funds. Refer to hostplus.com.au/assumptions for more details.
