📜Certificate of Titles📜

As of the 11th October 2021, all paper titles will begin to phase out across New South Wales. All current CT’s will be cancelled and no longer issued after this date. Although they are no longer a legal document, they may still be required to satisfy other administrative notices that were issued prior to the 11th October.

The Registrar General has declared under NSW Conveyancing Rules that the lodgement of all Land dealings must be through Property Exchange Australia (PEXA) - this is referred to as 100% eConveyancing. After October 11, lodging any dealings in paper will no longer be permitted.

When you are planning on selling or purchasing a property, you will still be required to verify your identity. To complete a verification of identity, you may be required to submit your driver’s license, Medicare card, birth certificate, marriage certificate (if your name is different to that in your birth certificate), passport etc. Previously your CT was required to verify ownership.

Electronic lodgements and the cancellation of CT’s are forming the pathway to transition NSW away from paper based processes to electronic⚡️

💉In accordance with the NSW Government roadmap, as of October 11, all clients and visitors MUST be double vaccinated before entering our premises! When making your appointment, we will ask you for your vaccination status and request that you provide proof of this before entry is permitted on the day of your scheduled appointment.

Alternatively, we still have telephone/ zoom appointment options available if you cannot meet our requirement of entry conditions

When you purchase a strata home, you should be made aware of the levies which are paid to cover the costs involved in maintenance and one-off repairs.

💻ADMINISTRATIVE FUND✨

The admin fund covers the costs associated with general day to day recurring expenses of the property. These include insurance, management fees, lawns, gardens, pest services, water and electricity.

🔧CAPITAL WORKS FUND✨

Previously known as the sinking fund, covers the bigger and one-off repair costs. This includes large repairs including roofing, repainting, guttering, fences and any upgrades to common property.

At your Annual General Meeting, all owners will vote on an amount for contributions which the majority will need to agree upon. This is set until the next AGM.

As an owner, the more you know and the more involved you are with your Strata (eg: attending Annual General Meetings) the easier it is for everyone. Communal living is fun, relevant to all age groups and works well when everyone knows their responsibilities and rights!

Purchasing a strata property;

When purchasing a property which is managed under a strata title, you may need to find out what is required of you as a part of the Owners Corporation and the costs associated (annual
Levies that all the strata owners pay). You automatically become apart of the Owners Corporation, along with the other lot owners in your scheme after you purchase your property.

Everyone has shared responsibility when it comes to the common property. It is important to obtain a copy of the By Laws for your complex so you know what your responsibilities and rights are when it comes to using common property.

Strata living is one of the fastest growing forms of property ownership according to a report by the University of NSW. it is estimated that by 2030, there will be over 60,000 new buildings in NSW that will be registered under the strata title. This means almost half of our states population will be living in strata. So let’s start with the basics of Strata living!

What are Strata Schemes?
A strata scheme is a single building or collection of buildings where it has been subdivided into individual lots. Each lot will have a seperate owner but share the responsibility of the common property. Common property is identified in your strata plan and includes items such as external walls, walkways, driveways etc. Strata schemes can be residential, commercial, industrial and it can even cover retirement homes and caravan parks!!
