When renovating your home you should consider the impact your house will have on the health of your family. You should consider the following elements (amongst other things) when you plan your reno:

- Mould prevention
- Overheating
- Clean air
- Natural lighting
- Off gassing of paint and furniture

As standard, we consider all of these things when planning your renovation.

Here in Queensland, the weather is unique. Many of us are used to hot and sticky Summers and mild Winters. With the climate changing, now more than ever, we need to factor in the weather when planning a renovation, especially if it's a big project.

Humid Summer
- Well insulated external walls/floors/roof
- Effective window shading (overhangs, eves, orientation etc)
- Minimal unintended air leaks to deliver efficient and economic air conditioning

Most often, what keeps you cool in Summer also keeps you warm in Winter, so if you can include these in your reno, you'll reap the benefits all year round!

There's so much you can do with a big reno to make your home more comfortable, but having all the information is where most folks miss out.

This is so terrible that it's funny!

Renovation tips that can save you a lot of money. 🛠️

Are you planning to renovate your home but aren’t getting a clear vision of what you want it to become?

If you’re just starting or currently planning, this video is a must-watch. We shared this video last year but it's worth sharing again. John discusses with Kathleen Luck (please tag https://www.facebook.com/kathleenluck.realestate) the critical steps in planning and undertaking a renovation.

The great thing about a renovation is that you get exactly what you want.

The bigger kitchen you dream of.
Living spaces that suit your family needs.
A better bathroom layout.
More space.

With a renovation, you design your new spaces, you decide where your doors and windows will go, you pick the flooring and cladding you want. In short, you get it the way you want it.

John has been involved in many renovation projects over the years and so he's seen just about everything. What's most important is that your needs and concerns are taken care addressed.

Most folks who are planning a renovation want to know some essential information. How much will it cost, the time it will take to plan and build, and how to get value for money. On top of that clients often express concerns about, selecting the right builder, the quality of the product at the end, disruption to the home and improving the sustainability of the home.

Not only does John take you through all of the above, he can also advise you on the design itself, the process of actually building it and he'll step you through compliance matters such as knowing who needs to sign off on what.

Give John a call if you're planning a reno in 2021.

The Federal Governments Home Builder Grant was introduced in June 2020.

$25,000 available if you met the criteria. Great….. or was it? The reaction in the industry was instant.
· People immediately included the $25,000 in their budget, not a good decision
· The industry accelerated to supersonic speed, always alarming
· Builders were immediately under siege to get it signed by December 31st. Not geared up for this.
· Details and designs rushed in pursuit of the golden egg. Poor planning
· Prices increases by at least $25k. Not unexpected

Many believed they lost $25,000 if they missed the cut off. It is a bonus and the $15,000 now on offer is also a bonus.

Stick to your original plan and timetable. If you don’t qualify you are no worst off than you were before the grant.

Did you know that...

1. Floor tiles need to be certified slip resistant to avoid accidents
2. Floor tiles on a concrete slab (as opposed to carpet, timber etc) naturally absorb heat in the Summer and release heat in the winter
