Jason is our Bellarine Peninsula Building Inspector, he has been involved in the local building industry for more than 25 years. He has experience in all aspects of the industry including new home construction, carpentry and joinery, as well as building product sales. Jason both owned and managed a successful joinery business for over 15 years supplying quality staircases to the public and builder

s across Geelong, the Bellarine Peninsula and the Surfcoast. He has personally built many hundreds of staircases ranging from the basic to complicated, architect designed geometric designs. More recently Jason has returned to studying, completing his Certificate IV in Building Construction in 2012, Asbestos Assessment Certificate in 2014 and is currently studying for a Diploma in Building Surveying. Jason offers a wide range of home inspection services starting from basic Pre Purchase Inspections, which can be upgraded to include a Timber Pest & Termite and Asbestos Assessment, through to Premium Building Inspections, which include reports from a licensed plumber and electrician, which provides total peace of mind when purchasing a new home. If you are building a new home Jason can make independent stage inspections – usually slab and base, frame, lockup and handover stages. Experience has shown that when these inspections are done there is a noticeable improvement in quality of build, and in the relationship between client and builder. Having been a small business operator for many years Jason understands the importance of having satisfied customers, and he enjoys the positive feedback he is receiving from the many people he is helping. Jason has lived on the Bellarine all his life and together with his wife, Kelly, and two young children leads a very active life on the Peninsula and beyond. “Jason was really thorough and his reports were very detailed. He takes lots of pictures and notices the smallest details. In my experience, I provided authority for an inspection on a Friday. The following Monday I received an email confirming a booking for Tuesday. I received my report 5pm the same day. Spoke to Jason the very next day over the phone, who answered any of my underlying questions. He also helped me with some contacts for work required on my property. Q: What is a PCI / Handover Inspection?

This type of inspection will be the last chance you get to address any incomplete/substandard works that have been completed by the builder. All building elements including everything internal and externally from the ground up (including the ground) are thoroughly checked.

If you’re sitting on the fence, it is highly advised that you request a sample PCI / Handover Inspection report due to the exhaustive list of areas covered and defects that may be identified.

Defect Of The Week 🛠

Another suspected asbestos finding! This suspected defect is highlighted as a caution only. We suspect based on our experience in the building industry, that there is a higher risk of the identified building element containing asbestos. We recommend that you consider a separate asbestos inspection and condition audit which includes taking of samples to confirm the presence.

Asbestos was used in the manufacture of more than 3000 building and decorator products in Australia. Because of widespread use, asbestos-containing products can be found in any home built or renovated prior to 1990 and in any commercial and non-residential property built or refurbished prior to 2004.

If you suspect you have asbestos don’t take any action yourself, contact a licensed professional to have it removed safely.

Here we have a wall that is out of plumb, far greater than 5mm in 2m and will need urgent rework. In building or construction, a framing member or wall installed so it is perfectly vertical, or ‘plumb’, will transfer its supporting load directly downward, giving it maximum load-bearing capacity.

As an Inspector, we focus on various aspects of the build, including stress grades / timber quality, tie downs / bracing, load transfer connections to roof, wall and floor structures, wall frame and truss connections, as well checks around construction compliance with working drawings and specifications.

Why are frame inspections so important, I hear you ask 🤷‍♂️

Though a frame may have been passed by the surveyor there can still be a number of hidden defects present including substandard/incomplete works and non-compliance with the Residential Timber Framing Manual.

Some of the items checked during this inspection are:

🛠 The Installation of external door frames and windows is checked for tolerances.

🛠 The frame is assessed with reference to the working drawings and Australian Standards for tolerances relating to frame plumb, bow and straightness of all top and bottom plates.

🛠 Items such as sufficient blocking to wall junctions, jack stud orientation, fastening of lintels, bracing, anchors and tie downs.

🛠 Stud and noggin spacings are checked as well as lintels over openings of non-loadbearing walls, top plate connections, internal wall bracket locations, ribbon plate fastening, and the list goes on!

Leaving splits, cracks and deep holes throughout the framing process will only weaken your walls over time and increase your risk of other defects developing in the future. All defects identified during the frame inspection are re-assessed at Lock up Inspection to confirm that reparative works have been completed by the builder
