Over the past two months, our office has been buzzing with excitement as we actively participated in several remarkable conferences held in Sarajevo. We recently had the pleasure of moderating an investment in hospitality panel at the 1. Sarajevo Tourism Summit, where we discussed the importance of institutional investors in the industry. Institutional investors such as pension funds, insurance companies, and investment funds have significant financial resources to invest in a wide range of projects, providing the necessary capital for investment and growth in the hospitality industry.
One of the key advantages of institutional investors is their ability to take a long-term view and provide patient capital. This is especially important in the hospitality industry, where many projects have long development timelines and require significant upfront investment. Institutional investors also bring a level of expertise and discipline to the investment process, helping to ensure that projects are carefully evaluated and managed for maximum returns.
At our panel, we also discussed the need for institutional and knowledgeable investors to participate in the hospitality industry, and ways to improve the banking sector to attract more investment. The focus of every cities’ strategy should be citizens’ happiness. Citizen wellbeing is comprised of quality of life factors – like health, family and relationship, education, quality and nature of work, and the environment – which contribute to people’s sense of satisfaction with their lives. What all cities in SEE should take into consideration to increase the well-being of their citizens? It is an interdisciplinary approach with a focus on the synergy of urban economy and urban planning since the space we live in has a high effect on us. What every city should take into consideration and elements that define urban economy:

cities’ size and location are key determinants of wealth. Urban mobility and connectivity are determinate for the cities’ growth,

when cities do experience dramatic changes in their growth paths, the reason is almost always an outside shock, such as government policies, trading capacities, industries. We should learn how to create resilience cities and how to adjust to the new world,

accessible, well-connected cities exhibit higher growth, loss in connectivity and accessibility can harm the city growth,

industry leaves its imprint on a city—and it isn’t always a good one. Analytical approach to development and support of industries and business, since when a single industry comes to dominate the local economy, the long-term results can be devastating,

good or bad policies do matter. In open societies, good governance is not only a matter of virtue but also a competitive necessity,

environment and addressing climate change challenges. Creating a healthy and productive environment.

Fokus strategije svakog grada trebao bi biti sreća građana. Dobrobit građana sastoji se od čimbenika kvalitete života - poput zdravlja, porodice i odnosa, obrazovanja, kvalitete i prirode posla te okoliša - koji doprinose osjećaju zadovoljstva ljudi svojim životom. Šta bi svi gradovi u Jugoistočnoj Evropi trebali uzeti u obzir kako bi povećali dobrobit svojih građana? To je interdisciplinarni pristup s fokusom na sinergiju urbane ekonomije i urbanog planiranja jer prostor u kojem živimo ima veliki utjecaj na nas. Ono što svaki grad treba uzeti u obzir i elemente koji definiraju urbanu ekonomiju:

veličina i lokacija gradova ključne su odrednice bogatstva. Urbana mobilnost i povezanost određeni su za rast gradova,

kada gradovi ipak dožive dramatične promjene u svom rastu, razlog je gotovo uvijek vanjski šok, poput vladinih politika, trgovačkih kapaciteta, industrije. Trebali bismo naučiti kako stvoriti gradove otpornosti i kako se prilagoditi novom svijetu,

pristupačni, dobro povezani gradovi pokazuju veći rast, gubitak povezanosti i pristupačnost mogu naštetiti rastu gradova,

industrija ostavlja pečat na gradu - i to nije uvijek dobro. Analitički pristup razvoju i podršci industrije i poslovanja, jer kada jedna industrija dominira lokalnom ekonomijom, dugoročni rezultati mogu biti poražavajući,

dobre ili loše politike su bitne. U otvorenim društvima dobro upravljanje nije samo pitanje vrline, već i konkurentna potreba,

okoliša i rješavanje izazova klimatskih promjena. Stvaranje zdravog i produktivnog okruženja.

Are you ready to invest in your company? Once you are big enough to have employees, regardless if it is 1 or 1,000, do you invest in the biggest asset you have? The modern theory is to raise awareness among employees about what is important in the company, and it is the first step. It helps, yet increasing awareness isn’t enough. Teach people to manage their biases, change their behavior, and track their progress. Then you will have a thriving company.

Jeste li spremni uložiti u svoju kompaniju? Kad budete dovoljno veliki da imate zaposlenike, bez obzira da li je 1 ili 1.000, ulažete li u najveću imovinu koju imate? Moderna teorija je podizanje svijesti zaposlenih o tome šta je važno u kompaniji, a to je prvi korak. Pomaže, ali povećanje svijesti nije dovoljno. Naučite ljude da upravljaju svojim predrasudama, kako da promijene ponašanje i prate svoj napredak. Tada ćete imati uspješnu kompaniju.

U poslijednje vrijeme smo se susretali sa projektima koji u svom sastavu imaju neku vrstu koncesije, pritome period koncesije je na 99 godina. Samo kao napomena po zakonu Bosne i Hercegone o koncesijama, period koncesije može biti na 30 godina ili u opravdanim situacijama na 50 godina sa mogućnosti produženja.

Clan 26, stavka 2. Ugovor o koncesiji zakljucuje se na period koji ne može biti duži od 30 godina. Ako se pojave izuzetne okolnosti koje zahtijevaju ulaganja za koja je potreban duži vremenski period, ugovoreni rok može se produžiti, ali ne može biti duži od 50 godina. Ugovor o koncesiji može se obnoviti za period koji ne može biti duži od polovine prvobitnog roka.

Lately, we have come across projects that have a some kind of concession in their composition, and the concession period is 99 years. Just as a note under the law of Bosnia and Herzegovina on concessions, the concession period can be 30 years or in justified situations 50 years with the possibility of extension.

Article 26, 2. The Concession Contract shall have a definite term, which may not exceed 30 years. In event of exceptional circumstances requiring a longer-term investment, the term may be extended but may not exceed 50 years. The Concession Contract may be subject to renewal for a period not exceeding half of the original term.
