We would like to inform you that Atlas Shipping Lines Ltd. is offering office space at “Atlas Rangs Plaza.” It is a newly constructed building located at the heart of commercial area Agrabad, Chittagong. Currently our tenant is HSBC, Schenker Logistics (Bangladesh) Limited, M/S.Infinia Knitting & Dying Mills Ltd., CNC group, Central Insurance. United Securities Limited, The Vision Shipping Agencies and United Commercial Bank also purchased 2 floors from the builders.
Our building location is very convenient and is a prestigious address. However, we submit our offer to you for lease of the following premises for use of your office:

3. Rentable space : 4th Floor 2,857.11 (Suit1)

9. If the building is old whether repairs/ : Newly build & no repair is required
Lease Period
THREE Years from the date of handing over vacant possession on completion of construction at which is extendable with a further period of THREE years with 15% enhancement in rent and so on as per terms mentioned above.
Advance Rent :
The Lessee shall pay 6 months’ rent as advance at the time of signing the lease agreement which
shall be adjusted from monthly rent over a period of 36 months of lease terms.
Taxes/Rates
All existing, enhanced and future Municipal/Corporation taxes, rates including charges for misuse of property (charges for non-conforming usage of the premises), if any levied/leviable by any authority, will be paid by us. But VAT at applicable rate on rent & service charge shall be paid by Lessee.
Maintenances/Repairs
i) Your office shall bear actual charges for consumption of electricity, we undertake to provide separate electricity meters for this purpose.
Maintenances Charges
a) In addition to the monthly rent the LESSEE shall pay to the LESSOR or to the building management authority “ Maintenances Charges ” during the Lease Team on producing invoices against the payment. *** Maintenances charge per sft Tk. 3.50
b) The monthly service charges as mentioned here in above shall include the facility of using shelters, underground and overhead water tank reservoir water pump facility, water & sewerage line, passenger lift, electrical facility. Common cable for telephone lines, electrical line & sub-station, common security & CCTV system, fire protection system, sprinkler system, guarding service, light, fan, air-conditioning system etc for the common area and other common facilities of the building.
· The above mentioned Service charges of the building will be payable to the LESSOR or the building management authority at the same prorated unit rates which are payable by all tenancy occupants in the building in the office part of the building and shall be applied on the above mentioned rentable gross area covering DEMISED PREMISES and all above mentioned common services.
RENOVATION & REPAIR OF THE DEMISED PREMISES
a) The parties hereto hereby agree that the LESSEE at its own cost shall undertake all necessary interior decoration/arrangement of the DEMISED PREMISES.
b) The parties hereto hereby agree that the LESSEE shall undertake all necessary renovations of the DEMISED PREMISES including but not limited to decoration, interior coloring, painting, plastering, additional wooden works etc, at its sole discretion and own cost, provided however, that any change, alteration, addition and/or improvement to the basic structure of the DEMISED PREMISES in any manner shall not be made without prior written consent of the LESSOR.
c) The LESSOR shall make major repairs in the DEMISED PREMISES resulting from ordinary wear and tear, cyclone, storm, earthquake, flood, civil commotion or any other similar causes, which can be repaired. The LESSOR shall carry out exterior painting/cleaning/necessary maintenance within a timely periodic cycle through the relevant authorities and LESSOR shall pay its prorated expense.
d) The repairs as aforesaid shall be completed by the LESSOR within 15 days of receipt of notice from the LESSEE with request for the same or such reasonable period as may be agreed upon by the LESSEE and the LESSOR.
e) If the LESSOR fails to do and / or perform any repairing work of the DEMISED PREMISES within the stipulated period the LESSEE shall have the right to complete such repairing work and deduct the cost thereof from the monthly Rent.
13. GENERATOR, WATER PUMP, LIFT, SUB-STATION MAINTENANCE
a) LESSOR shall assist to provide back-up generator power support on 24 x 7 basis as being provided to all occupants of the building including to LESSEE during failure of electricity from the grid line through the building management.
b) The LESSOR assures LESSEE that it shall endeavor for LESSOR through the building management to arrange its regular inspection of the common equipment/system of the building which covers but not limited to electric sub-station, electric generator, lift(s), water pump, voltage stabilizer, safety & security system, fire fighting system etc. of the building

1. CHAUK approved Latter no. 685/2008-2009 dated. 27.07.2009
2. Fire department approval no 3273 dated 25/04/2011.
3. Department of Environmental approval no 3947 dated 25/08/2011.
4. The Building Construction Act, 1952.
5. Bangladesh National Building Code (BNBC), 2006 and ACI 318-99.
6. Bangladesh Environment Conservation Act, 1995.
7. Environment Conservation Rules 1997.
8. Fire Prevention and Fire Fighting Law, 2003.
9. Earthquake load as per BNBC-2006. Seismic zone coefficient 0.15 as per BNBC-2006.
10. Wind speed 260km/hr (for Chittagong) as per BNBC-2006.
11. Foundation of the building is founded on pile foundation as per soil test report incorporating parameter as specified in BNBC-2006.
