Let, Roof Length= 50 Feet, Roof Width = 30 Feet, Roof surface Height= 5 inch (0.417 Feet)
Then Roof Area =L x W = 50 x 30 = 1500 sq ft
Roof Volume = L X W X H = ৫০ X ৩০ X ০.৪১৬৬ (5/12 inch as feet)
= ৬২৪.৯ বা ৬২৫ CFT
In wet, condition the volume will increases by one and a half times (1.5) in respect to the total volume
volume in wet condition = ৬২৫ X ১.৫ = ৯৩৭.৫ বা ৯৩৮ CFT
CEMENT SAND AND AGGREGATE RATIO = CEMENT: SAND: AGGREGATE = ১: ২: ৪
Sum of ratios = ১+২+৪ = ৭
CEMENT এর পরিমান = (আদ্র অবস্থায় আয়তন X CEMENT RATIO) ÷ অনুপাতের যোগফল
= (৯৩৮ X ১) ÷ ৭ = ১৩৪ CFT

Capital Development Authority (RAJUK) is preparing detailed zoning plan (DAP) for 2017-35. In the light of that, Dhaka Building Construction Rules-2021 are being formulated. If that draft is implemented, the size of the building will be reduced by 33-53 %. This will increase the price of the flat by at least 50% & it will be beyond the purchasing power of the buyers.

Leaders of the (REHAB), an association of real estate businessmen, are protesting against the new building construction rules. They say that if the draft of Dhaka Building Construction Rules is implemented, the housing sector may become buyerless. The 279 allied industries in the housing sector will also be affected.

if the proposed DAP is implemented, the value of land will come down. Anyone who owns a piece of land in this city will be the one to suffer. In order to bring down the population density of Dhaka according to the proposed DAP, half a crore people will have to be evicted from this city. As a result, if the proposed DAP is implemented, there is a danger of creating dissatisfaction in the minds of the people.

Buildings are now constructed in the capital in accordance with the 2010 DAP and Dhaka Metropolitan Building Construction Rules. These rules, made in 2006, specify the number of floors or heights that can be constructed according to the size of the land. These rules create opportunities for the construction of high-rise residential buildings.
For example, in the 1998 rules, a 6-storey building could be constructed on the land in Dhanmondi, but as a result of the 2006 rules, a 14-storey building is being constructed on that land.

However, in the new draft DAP, it has been proposed that no more buildings can be constructed on the 6th floor in Dhanmondi on an individual level unless space is left for the public or the general public. In the new DAP, the proposal regarding the height of residential buildings will be applicable not only to Dhanmondi, but to all areas of Dhaka city with few exceptions. The maximum number of residential buildings in Narayanganj and Gazipur City Corporation and Savar municipal area under RAJUK will be 6 storeys.

Again, according to the building construction rules of 2006, a total of 13,000 square feet was allowed to be built in a maximum 6-storey building on a 5 katha land adjacent to a 20-foot road. And if the proposed rules are implemented, a total of 9000 square feet building with maximum 5 floors can be constructed in equal space. However, in case of roads less than 20 feet wide, the height of the building should not be more than 3-4 storey.

It is learned that REHAB leaders have held 15-20 formal and informal meetings with RAJUK officials on the proposed DAP. However, the issue was not resolved. There is another meeting next Tuesday.

When asked, REHAB vice-president Sohail Rana told Prothom Alo that the size of the building in the planned area of ​​Uttara will not be reduced by more than 20 per cent, an assurance has been received from RAJUK. But that is not enough. If the height, size or shape of the building is not maintained as it is now, there will be no real estate business.
