LETLHAKANE PROJECT: CEDA MULTI RESIDENTIAL APPLICATION

PROCESS ENTAILED;.....

CHANGE OF LAND USE: - Converting land use from residential use it is to multi residential

✔️ Advert- Advertising to Botswana gazette and daily news that you wish to change your land use to multi residential.
✔️ Engage physical planner and submit to local land board
✔️ Application took less than 2 months

ARCHITECTURAL DRAWINGS: - Engaged in designing this magnificent drawings. Very advisable to propose units that will be cheaper to build yet durable and elegant.

✔️The process takes at least 3 months depending on your architect’s schedule can be done under 2 months if the council doesn’t make comments on your drawings more than twice.

BILL OF QUANTITY: - BOQ has to give you estimates of how much you will need to build your proposed structures from the approved architect drawings.

✔️ Has to be done by an approved quantity surveyor
✔️ Has to attach their valid QRS certificate to the BOQ
✔️ Takes 3-5 days

SOIL TEST ANALYSES REPORT: - Geological works on your plot has to be done by a geologist, soil samples have to be dug from your plot.

These denser apartments also appeal to the government since they are thought to help achieve the sustainable development goals by reducing urban sprawl and facilitating inner-city redevelopment.

Although some are still struggling with were to start, finding it overwhelming and too expensive to get to the final stage here is were to start, time period and what you need in case you need to invest into property. Let’s start from acquiring a plot.
Purchasing Plot: - Several factors are very important to consider where to buy your plot, Plot size, location, existing structures, available services in the vicinity, distance to the shops or taxis, crime rate in the area, if the plot has a tittle deed unless otherwise if it doesn’t have one the price is lower than the standard of the vicinity.

What has seemed more ideal especially in areas like Gaborone, Maun, Sese Mmopane, Oodi etc is buying a 1000sqm+ plot. Although these agencies or Banks won’t agree financing your 15+ units at once, make sure the plot you buy allows you to fit council approved 6+ multi residential units. Also make sure;

✅ Price: For your proposal to be viable for funding make sure your 1 bed unit (bachelor pad) is BWP1800+ per month, 2 bedroomed 2500+.

✅ Diligence: Make your due diligence about the plot, if the certificates presented are not fake, if there isn’t any application of change of ownership present, if the person claiming to be the owner is really the owner.
