Renovation on your mind?

I often get asked when is the best time to start planning our spring project. To answer this question, we have to understand the construction process.

#1: Plan
To get started, you need to put your ideas on paper, that’s the plan. Depending on the size and complexity, it usually takes 3 to 8 weeks to produce a full set of plans, depending on the size and complexity (floor plans, elevations, sections, structure, details), also the process may be longer if you need a surveyor and/or an engineer involve. I highly suggest to take your time for this process, as you want to make sure everything is accounted for. From the customization to suite your family needs, the resale value and cost control.

#2: Quoting
Once you have the plan in hand, the next step will be the quoting part, how much this will cost me? You may get a general idea of the cost at the plan stage, but surely want a more refine cost. If you have enough time, this will be the part where you shop for your contractor. You can count 2 to 4 weeks for this process, depending on the work scope, and if there is part of the work you want to do yourself. It’s important to secure your contractor early (before they are busy), it does give you more choice.

#3: Permits
Before you get started, you’ll need the proper permits. If you live in an existing neighborhood, you may require a development permit and a building permit. The permit process usually takes 4 to 12 weeks.

So this put us to the start of your desired project. We are already 9-24Weeks later. Good things that permits are valid for 1 year from the approval date. As you can see, starting the process in March make for a late summer or fall start.
So when is a good time to get started, NOW would be a great time. Allowing ample of time to get everything in order prior to the next construction season, and most important, give you the time to make sure you get what you wanted.

When to start your spring renovation project?

I often get asked when is the best time to start planning our spring project. To answer this question, we have to understand the construction process.

Do you want a deck this summer?

If you want a new deck, add to your existing deck or put a roof over your deck. And you have time on your hand. Why not do it yourself.
Decks can be built by people that are handy with tools. It’s simple when you have a plan showing the size & spacing of the members. At wicked Maple Design, we do deck plan showing all members, reactions, spacing, flashing, and everything else you need to build your own deck. We re-check if your existing structure can support an extension, and we provide engineering beam sheet showing it work, as there is no substitute to safety when your family is enjoying it. Our plan are conform to the building code & City bylaw, and are used to pull permit at the City (you need a permit if your deck is 24” or more from grade).
We have designed lots of decks, basement developments for the area. We even designed deck to support hot tubs (recess from the deck itself). Have a summer project, build without confusion, have fun.

How to see quality in a construction plan?

What should be included in a plan?
On any construction project, you need a plan. Plan do differs by projects, but all plans should include these pages.
-Footing plan
-Floor plan
-Sections
-Elevations
-Details, Details and more details
-Energy Code (if heated)
-bylaws may asked for more pages, depending on the area that the building will be erected.

Now, how to look at quality when reviewing a plan?

-All dimensions shall be easy to see, the clearer the plan is, the easier it is to see the information every trades require.

-All dimensions need to be on the plan. You would be surprised how often some parts of the plan doesn't have dimension.

-Sections are an important part of the plan, but too often you end up with a generic page that doesn’t relate to your project. We do all our section per project, and usually supply 3 to 5 of them (depending on the complexity of the project).

-All details should be included, we always have details (except garage and smaller projects) if the details are not on the plan, you risk the chance that they won’t build what you want.

-Plan should be approved for your region, as every province / country have different rules, an American plan can't be built as is, lots of modification is require before it's approved in Canada.

COVID-19 Update
Just a reminder that Wicked Maple Design is still open for business, we will take care of all your design need.
From New Home, Renovation, Addition, Basement development to Garage and Decks we are your plan guys.
While in these difficult time, we offer online meeting, emails and phone do all the communications requirements. If we need to go on a job site (Renovation/Addition and the such…), we will wear a mask, sanitized hand in and out, and will request to have a 2M (6’-0”) between all participant. For measuring the existing home, we ask that all the doors be open, that way we reduce the contact. We can discuss outside when the weather allow us. No meeting shall take place if any participant show any symptoms related to the COVID-10. We do take safety for all participant really seriously. These guideline will be in place until our government and common sense tell us otherwise.
Make sure you are ready for your summer project by having your plan ready. I want to take this time to personally thank all our Airdrie customer. So lucky to live in a beautiful community we all call Airdrie.

What is the cost of a lower quality plan?

-When a plan of lesser quality is produce for any project, it create issues at the quoting stage (getting pricing). When this happen, the trades will add some extra cost to cover the questions that may arise when they put their cost / pricing together.
-When the framer add 10% contingency (as the wall height on the vaulted ceiling is not clear), the roof truss supplier add 10% (as they can’t see the connection detail properly), and so on…. It usually add up to more than the cost of a proper plan.

-Not only we only supply the highest quality plan that you can get, we will sit down with you when the plan is completed. This will allow you to ask all the questions you may have. You will understand all the details of the project. We will be available for contact while the building process is started, we will answer questions after we have the plan delivered to you. It’s what we call after service, and it’s simply common sense. We will be there until your project is complete.

-So what is the cost of a good plan you may ask. A plan doesn’t cost you, as it’s an investment.

How to work from home

These days a lot of peoples are asked to work from home, they set a laptop on the kitchen table in the middle of the kids running everywhere, turn windows on and wonder how they will be able to be productive.
I work from home since 2014, and did picked up some tricks to ease my day. Here are some idea that may help most of you.
SCHEDULE:
-It’s really important to keep a schedule day to day. In my case, I work from 7AM to 10AM. While I work, I do not use my phone to browse Facebook, text friend, or even answer emails. When 10AM arrive, I check to see if my son or wife need help, I discuss what their plan is for the day (when I get started, they start getting up). I do look and answer emails at this point. Then it’s the 2nd part of the morning, working my way until lunch. While having lunch, I talked to the family, open Facebook, and look at the news. I usually split my afternoon in 2, as I have a family, and things kind of happen. I always work the 7AM to 10AM, as I realized this is my most productive part of the day. If I need to do something (Helping someone, drive somewhere…) I do it within a part of my day (trying to always keep 10AM-10:30AM & 2PM to 2:30PM for family stuff). I also already setup the evening time (as sometime you just can’t get it done in the daytime), so I always keep Wednesday evening for family fun, Tuesday for volunteering, and I have the ok to work the other day (as long as they know ahead of time). After a while, the family get use and comfortable with this schedule, and I get less interruption during the day.
ENVIRONMENT:
-Your environment is also important, as you won’t last if you don’t have comfortable situation. Avoid setting up in the common area (kitchen, living room), and try to find a more seclude place, where family member don’t use on a daily basis. Set your computer in an ergonomic position (I could email you the Alberta WCB office ergonomic flyer, and it will give you the basics of it). You should be able to find used desk, chairs, speakers and everything else you need online for a decent price.
GOALS:
-Before my day end, I always set my goals for the next day (do job 303505, 309547, phone Brian about the setback, and so on. So there is no surprise when I get started the next day (remember, I love 7AM to 10AM time slot). Having goals allow me to gauge my day, know if everything will get done, how fast I am working. So I can let the others know if I need to work later or in the evening. I also set my son on the same goal schedule as me, so he know it will be reading time after lunch.

I do understand that if your child too young to be on his own for a couples of hours, it will make things more difficult, or if everyone is working from home at the same time. This is what work for me, it may be different for you.
