Got the pipe fixed. Then figured out how they got into ceiling in first place and resolved the problem so it won’t happen again.

Another Saturday morning emergency call out! This time rats had gotten into the ceiling, and made themselves a home in there, and had chewed the PEX waterlines, once fixing the chewed up PEX I found a large hole where the previous gas-fitter had drilled a large 1-1/2” hole to allow for a small 5/8” gas line to pass through, and never sealed the hole, we packed a bunch of steel wool and expanding spray foam in the hole to keep the rats out! 🐀

I was at a clients house doing some electrical work last week when I noticed that their hot water tank was leaking, I could see from the stickers that it was under two years old, the installation looked very low quality workmanship. The reason there was a leak was because the plumber had installed a thermal expansion tank incorrectly as it was supported by the copper piping in direct violation of plumbing code. Also the recirculation pump was piped into bottom of hot water tank no check valves etc, earthquake straps just hanging into drywall, once I got the recirculation pump out found it was wrong pump for a domestic system and completely packed with rust and non functional, luckily I had everything on the truck and fixed it all properly.

Swapped out this hot water tank on Sunday, it had a leak at the original vacuum relief valve plumbed on top. Over the years the tank kept getting swapped out every 10 years or so, but each plumber just kept doing the most basic service and installing a new tank each time but reusing all the original parts, finally this 50 year old vacuum relief started dripping and all the water went into the electrical compartment and nearly started up a fire!🔥
We decided best to start from ground up with a brand new code complaint installation!
New valve, all new 3/4” soldered copper, new vacuum relief installed at highest point, earthquake strap kit, thermal expansion, thermal expansion mounting bracket, dielectric unions, and even though there was no emergency floor drain in the basement I still put the tank in a drain pan so I can install an audible leak detecting device to notify occupants so they will be alerted if they ever get any leaks.

I got called out to a large apartment building that had a sewer blockage this morning, when I arrived sewage was boiling up and nearly overflowing the bath tubs. After locating and clearing the very difficult blockage I then used the new camera inspection snake and got a visual on what had caused the trouble! I find clients really appreciate actually knowing what was the cause of the trouble, the blockage was later identified as a 1-1/2” ABS street 45, from a bathroom renovation completed upstairs a couple weeks prior, while the toilet was removed likely a fitting fell down the pipe!
