thering dust on a bookshelf). An avid community builder, Chelsey Jersak founded Situate in 2016 after a decade of leading strategic and urban planning projects in the public and private sectors. Consistently balancing innovation with pragmatism, her work focuses on advice, policy and regulatory solutions to address root problems and achieve tangible results. Chelsey’s writing has appeared in Plan Canada, Curb Magazine, Municipal World, and the Alberta Professional Planners Institute (APPI) Journal, and she’s presented at national and provincial planning conferences in Alberta, British Columbia, and Yukon Territory. Chelsey holds a bachelor’s degree in regional and urban development and a master’s degree in human geography, and is a Registered Professional Planner and certified Project Management Professional(PMP®). She is an active member of the Alberta District Council of the Urban Land Institute, policy director with the Infill Development in Edmonton Association (IDEA), and is a founding member and past coordinator of the Child Friendly Housing Coalition of Alberta.

Today is International Women's Day, a day to celebrate the achievement of women, raise awareness regarding discrimination, and take action to drive gender parity.

We believe that urban planning and real estate (re)development play a huge role in creating cities that work for women, and it's part of the reason that we do the work we do.

Food for thought: according to a 2022 report, 'Cities Alive: Designing Cities that Work for Women’, only 2-3% of statues worldwide represent women🗽(!)

We feel VERY lucky to be able to work on so many fantastic projects, and the Ritchie Mill expansion project is definitely one of the coolest.

DID YOU KNOW:

Built in 1892, Ritchie Mill is the oldest fully operational office building in both Edmonton and the Province of Alberta. Founder Robert Ritchie introduced steam assisted rollers in the mill to crush wheat into flour, and as a result, Ritchie Mill served as a major catalyst for farmers to start growing wheat in the Edmonton area 🥖 🥨 🥯.

Now a thriving commercial building housing over 40 businesses, in 2021 our team worked with Ritchie Mill and City heritage planners to get Council rezoning approval for a modern office expansion that will complement the historic structure and add more office space.

Another super cool project coming our way! Designed to look like a large single family dwelling (or what urban planners sometimes call a "manor house"), this building actually contains eight units—four on the upper level and four basement suites.

One of our most interesting projects of 2022 was bringing infill to the newly developed neighbourhood of Chappelle, where we managed an RF3 (small scale infill) rezoning on behalf of a homeowner—the first of its kind in the area 🥇⚡.

This was a VERY unique file because most infill takes place in older communities— the purpose here was to allow for adaptive reuse with the home so it could be repurposed into a small multifamily rental. We were stoked to take on the project and so excited to see how it would turn out (it turned out well).

In our (opinionated) view, Edmonton's CB3 commercial mixed business zone is a terribly underrated gem of a zone. We enjoyed pulling it off the shelf and dusting it off for use in the rezoning of the St. John's Institute on Whyte Avenue, where it will be put to good use to foster purpose-built academic accommodations for students 🏢 🏗️ 🌳.

Over the years we've handled the RF3 rezoning for many cool clients, and is one of our faves.

We worked with Daniel to maximize the unit count on his lot with an awesome arrangement of townhouses, basements suites and garden suites that we can't WAIT to see come to life 🏗️ 🏘️.

NOTE: In Edmonton, the RF1 and RF3 zones are expected to be rolled into one zone in 2024, making RF1 to RF3 rezoning applications obsolete.

We think that's a really good thing for infill, because it will make building row housing in mature neighbourhoods so, so much easier.
