WSP Place in Edmonton was recently placed into receivership, with approximately $44.6 million reported as owing to its lender.

It’s a big number. But it doesn’t tell us what the building is worth.

Debt and market value are two different things.

The same principle applies to commercial properties of any size. The amount owing on a mortgage doesn’t determine market value. Income, vacancy, leases, operating costs, property condition and what’s happening in the market are some of the things that may affect the answer.

We’re not commenting on the value of WSP Place. The story is simply a good example of how a number in a real estate headline can mean something very different from market value.

Not every commercial appraisal begins with a property being bought or sold.

An appraisal may also be needed for:

• refinancing or mortgage purposes
• estate and succession planning
• tax or financial reporting
• partnership changes
• legal matters
• understanding the current value of an existing asset

Different circumstances call for different information—but they all begin with the same question: what is the property worth today?

The last week of August always feels like a turning point in Edmonton.

Summer isn’t quite over, but the city is already starting to shift. Traffic picks up. Schools and universities come back to life. People return from holidays, routines restart, and suddenly September is around the corner.

How does an appraiser determine what a commercial property is worth?

There isn’t one calculation that works for every property.

Depending on the property, the assignment and the available market evidence, a commercial appraisal may consider three recognized approaches to value:

• Direct Comparison Approach
• Income Approach
• Cost Approach

Not every approach will be equally relevant in every assignment. The appraiser considers the quality and relevance of the available evidence and reconciles the applicable approaches into a final opinion of value.

That’s an important distinction: the final value isn’t simply an average of several answers.

It’s about interpreting the evidence and determining what it supports.

Why can two commercial appraisers look at the same property and reach different values?

It doesn’t necessarily mean that one of them is wrong.

Commercial real estate valuation involves analysis and professional judgment. Appraisers may select different comparable sales, make different supported assumptions about income and expenses, or interpret market evidence differently.

The effective date matters too. Markets change, and the information available at one point in time may be different from what was available earlier.

So when two appraisal conclusions differ, the final number isn’t the only thing worth comparing.

Look at the assumptions, market evidence, effective date and methodology behind the conclusion.

The better question may be: How was the value supported?

Your municipal property assessment and a commercial appraisal are not interchangeable.

A municipal assessment is generally prepared for property-tax purposes using a legislated valuation date and assessment methodology. A commercial appraisal is prepared for a particular client, intended use and effective date.

An appraisal may involve a detailed review of the property’s leases, income, expenses, condition, market rents, comparable sales and investment risk. The analysis depends on the property type and the purpose of the assignment.

This is why an assessed value may be higher or lower than the value concluded in a commercial appraisal. One figure does not automatically prove that the other is wrong. They may simply answer different questions.

Before relying on a property value, look at:

• who prepared it
• why it was prepared
• the effective date
• the information considered
• who may rely on it
