The Bank of Canada just announced they’re holding interest rates steady again. Honestly? This is actually great news if you’ve been waiting for some predictability.

When you’re trying to buy a home here in Canada, lenders use two specific numbers to figure out exactly how much of a mortgage you can qualify for. They’re called your GDS and TDS ratios.

If you aren’t sure what those stand for, you aren’t alone! It’s actually pretty straightforward once you break it down 🤓

1. GDS (Gross Debt Service)
These are your housing costs. Lenders look at your future monthly mortgage payment, property taxes, heating, and condo fees. They want to make sure all of that combined doesn’t take up more than 39% of your pre-tax income.

2. TDS (Total Debt Service)
This looks at the bigger picture. It takes all those housing costs and adds in your other monthly bills (eg. car payments, credit cards, or student loans). We want this total to stay under 44% of your income.

Why should you care?
Knowing these numbers gives you a massive advantage when you start house hunting. It helps determine your budget when searching for a home, and ensures you buy a place that actually helps you build equity over time without leaving you “house poor.”
