A quick market update just for you!

Let’s keep this short and sweet - no surprises so far. Prices, sales volume, and listings are all down compared to last February.

The interesting thing is that as listings slow, it may help the market recovery we’re expecting come a little quicker.

Combined with an estimated 50K new residents, we should expect things to tighten back up in the next few months.

No surprises here to kick off 2026!

Basically, sales volume and prices were low to start the year.

Which is not unexpected, given it’s the peak of winter, we had some storms, and it’s much nicer to stay in than to move.

The BOC held rates again, which is a good cue for Buyers to step into the market with predictable mortgage payments, giving them a chance to find a deal before literally everything heats up.

Looking ahead to 2026, we should expect a stronger housing market, with lower interest rates, less volatility and prices beginning to rise.

Let’s officially close out 2025!

In a nutshell:

For the calendar year, sales volume dropped 11.2% compared to 2024, with average prices down about 4.7% as well.

Obviously that’s not what you’re hoping to hear when you own a home, but considering external factors, 2025 has shown our market is stable.

Looking ahead to 2026, we should expect a stronger housing market, with lower interest rates and less volatility. And, looking further ahead, we should see a significant rebound as we close out the decade.
