Complex construction projects don’t succeed on technical expertise alone. They require strong contracts, clear communication, and an understanding of the legal rights and responsibilities behind every project.
Last week, the Onyx-Fire team had the opportunity to take part in a valuable training session with Sangha Construction Law focused on Construction Contracts & Legal Rights.

The session was a great reminder that delivering large, complex projects requires more than simply completing our scope of work. It means understanding the contractual landscape, managing risk, communicating effectively, and navigating the relationships between owners, consultants, contractors, suppliers, vendors, and other trades.

The most expensive fire protection problem on a construction project often happens near the finish line.

➡️ A device that doesn’t match the approved drawings.
➡️An incomplete deficiency correction.
➡️A system modification that wasn’t properly coordinated.
➡️An inspection that wasn’t scheduled early enough.

Now the project that was supposed to be entering closeout is waiting. This is why fire protection closeout shouldn’t begin at closeout. It should be built into the project plan from day one. For contractors, that means thinking beyond installation and asking:

✔ Are the approved drawings aligned with what is actually being installed?
✔ Have changes in the field been properly coordinated and documented?
✔ Are required verification and testing activities built into the schedule?
✔ Are deficiencies being identified and corrected before the final inspection window?
✔ Are all required records and documentation being maintained?

This matters because fire protection and life safety systems don’t operate as isolated components. Ontario’s Building Code framework recognizes the need for integrated commissioning of life safety and fire protection systems to ensure the proper operation and interrelationship of those systems.
In other words: compliance isn’t a paperwork exercise at the end of the project. It is a process that needs to be managed throughout construction.
