Although we rarely post here (too darn busy helping landlords) I wanted to share how much mutual respect is appreciated.
This lovely tray of goodies, accompanied by a gift card were delivered to us today, by a client, along w a card of appreciation for what we do for them.
Actually brought a tear 😢 to my eyes.
We 100% appreciate the trust that our clients place in us to do a great job and to always have their best interest at heart.
To feel appreciated by them is a gift I will cherish.

We appreciate our clients and do our best to make sure that ORT decisions are upheld and to ensure that our clients are protected if we are unsure of the 'rules'. So, we ask questions, and get the answers in writing.

Here is a recent example:

Email to ORT:

" An Order for Possession hearing was held June 27th, 2023 as the tenant disputed a 60 day notice to vacate the property by June 30th, that was given on April 30th.

A decision was made in favour to the Landlord however, the hearing officer gave the tenant until July 14th to vacate the premises.

The tenant verbally indicated he would not be leaving without a Sheriff present, and the Landlord paid to have a Sheriff present if needed.

Our questions:

1) Is the tenant responsible to pay rent for the month of July?

2) Can the Landlord deduct the cost of the Sheriff from the Security Deposit?

Thank you. "

FOLLOWING was their Response:

"Yes, if the tenant is occupying the rental unit for any or all of the month of July, they are required to pay rent for the full month. The tenant can also be held liable for the costs of the sheriff’s office . You would deduct the amount from the security deposit and if there are losses that exceed the security deposit amount, then you will have one year from the last day of tenancy to file for a monetary application. If you have any additional questions, please contact our office.

This gal had a decision against her in APRIL of this year for over $2400.00 in damages.

This cute n cozy 2 bedroom basement suite is being offered at $950 per month, and includes utilities of heat, water and power AND free laundry!

SORRY no pets allowed, the owner lives on the main floor and has allergies.

Yesterday was a GREAT DAY!

Its not easy finding great tenants. Its time consuming and time is money, so our client hired us to do the job.

After responding to over 80 initial inquiries, the preliminary screenings of 60 plus of those, then pre-screening 24 of the best potential people, then deep diving into 4 others, we FINALLY found the perfect tenant for this large Regina property!

As a bonus, we were able to substantially increase the rents for the landlord, and he signed off on the Lease.

We appreciate the faith our client had in our service!

We offer House/Apartment Checks

Landlords can have us do inside checks for them - a great idea for out of town landlords, those who are busy, or those who simply want an experienced eye to check on the tenant.

As part of our service we provide you with an approved ORT Form to send your tenants. It will state a 24 hour notice and why we are coming, and we will provide digital pics of the work we do:

We check:

✔️ Smoke /Carbon Monoxide Detectors (and will replace batteries if required)

✔️ Furnace Filters (and can replace if needed)

✔️ Under all sinks (for leaks etc)

✔️ While there we mitigate grease build up in drains by running hot soapy water in every sink AND report back on any that drain slowly.

✔️ for signs of bugs

✔️ for signs of unauthorized pets

✔️ undue wear n tear such as wall damage, broken screens etc.

✔️ visual check on the exterior from ground level and will report any potential problems such as missing shingles, ice damming etc.

Lastly, we will also identify and report back any potential tenant concerns (ie how many appear to live there, illegal activity, general house keeping etc)...

What's the difference between our company (LLL) and a Property Management company (PM)?

LLL is an a la carte service for landlords - you pay as you need us, not a monthly fee.

A property management company looks after everything, and charges you a % of rent every month, even when they do not need to interact w the tenant. For some people, this is a perfect solution. For others, they don't mind a little tenant interaction.

A PM company usually collects the rent, and then deducts their fees, and sends you the balance. There may be a delay in you getting paid, every company is different.

With a PM company, if the tenant has any challenges (plugged toilet, lost keys etc), the tenant calls them, not you, and the PM company charges you extra to deal w these sorts of things.

If a professional needs to be called (plumber/sewer/electrician etc) a PM company will arrange them, for you, and charge back the cost (sometimes plus a % for themselves, but not always - ASK questions like that if you are thinking of hiring a PM).

With Landlord's Lifeline, we place a great tenant, and get out of your way.

You dont pay us monthly, but on a fee for service basis. You get paid direct (via etransfer from the tenant) but you can call on us, for anything you need help with.

We have our own relationships w plumbers, electricians etc. and we can oversee any work they do. We do not charge a % of the repair, but for the time we spend looking after your concerns.

Bottom Line - You pay only for WHAT you need, as you need it. No monthly fees.

Our 30 plus years as Landlords, has taught us, if you start w a great tenant, life as a Landlord is much easier!

The Walk for Warmth’s goal is to keep a warming space open in the winter in Moose Jaw as well as work towards a much needed Women’s shelter.

Both spaces will give the unhoused the ability to make connections with appropriate agencies in the community to help them have a better future !

Are you a Long Distance Landlord? Or a Snowbird? We can help!

Even w the best of tenants, regular property checks are important.

Having both an inside and outside check of your property is recommended at least twice per year.

We check (and can replace if needed) smoke and carbon monoxide detectors, furnace filters, etc.

We also look for the silent enemy ... Water leaks!

We check under and around all sinks, tubs, toilets, and laundry area. If we find a concern, we take a pic and let you decide the next steps.

We also will do a general overview of the house condition. Pets? Smoking? Cleanliness? Eavestrophs, broken windows etc.
