Sometimes the hardest part of dealing with a property is not knowing what service to book.

Because the answer isn’t always obvious.

A home might need cleaning — but it may also need items removed, a repair completed, a contractor brought in, an odour investigated, painting finished, or several things coordinated in the right order.

Closing the cottage soon? Don’t forget these 7 things.

Closing up a seasonal property is usually more involved than simply cleaning up, locking the door and heading home.

Before you leave, it’s worth making sure you’ve thought through:

1. Water systems — what needs to be shut off, drained or professionally winterized?
2. Heating — what will remain on, and at what setting?
3. Exterior items — furniture, hoses, tools, décor and anything that could be damaged by wind or snow.
4. Food & garbage — anything that could spoil, freeze, attract pests or create odours.
5. Entry points — doors, windows, locks and areas vulnerable to weather.
6. Maintenance concerns — small leaks, loose trim, drainage issues or anything you’ve been meaning to address.
7. What happens after you leave — who will check the property after storms, cold snaps or long stretches of vacancy?

That last one is easy to overlook.

A property can be properly closed for the season and still benefit from having someone local keeping an eye on it while you’re away.

A clean property isn’t always a ready property.

That’s something we see more often than people realize.

A home can be freshly cleaned and still not be ready for:

* listing photos
* showings
* new occupants
* a move
* an estate transition
* seasonal closure
* contractor handoff

Because readiness is about more than surfaces.

It’s about looking at the property as a whole.

Are there maintenance issues that need attention?

Are there items that still need to be removed, packed or organized?

Does the property feel cared for when you walk through the door?

Are there lingering odours, unfinished repairs, cluttered spaces or little details that make the property feel neglected?

Has the work been done in the right order?

That’s where property preparation becomes different from simply booking a cleaning.

At HEWI’S, we look at what the property is being prepared for — and then help determine what needs to happen before it gets there.

Sometimes that means cleaning.

It true! Sometimes the best property work is the work nobody notices.

~ A loose handle gets tightened before it becomes a bigger repair.

~ A little water mark gets noticed before it turns into damage.

~ A property gets cleaned and reset before things start piling up.

~ A contractor gets called before a small maintenance issue becomes an emergency.

And sometimes it’s simply having somebody walk through a property and think:

“That doesn’t look quite right. We should probably check that.”

That’s one of the things I’ve come to appreciate most about the work we do at HEWI’S.

Whether it’s a family home, rental property, vacant house, business, seasonal property or a home being prepared for its next chapter, good property care is often less about reacting to big problems and more about noticing the little things early.

And here in Newfoundland, our properties certainly get tested — wind, salt air, moisture, storms, freeze-thaw cycles and everything else the island likes to throw at us.

A bit of attention along the way can save a whole lot of aggravation later.

It’s also why HEWI’S has grown into something much broader than where we started.

One of the best parts of living in Newfoundland is how much there is to discover right in our own backyard.

It’s easy to get caught up in work, errands, house projects and everything else that needs doing — and forget that sometimes a half-hour or hour drive can take you somewhere completely different.

A little community festival.

A local theatre.

A harbour you’ve never stopped in before.

A coffee shop tucked away somewhere.

A trail, beach or little business you’ve driven past a dozen times and always meant to visit.

This summer, one of the things I’ve really appreciated through HEWI’S is how much of Newfoundland I get to see simply by travelling between properties, meeting other business owners and working in different communities.

And the more we grow, the more interested I am in finding ways for HEWI’S to support and collaborate with other local businesses, nonprofits and community organizations along the way.

Because when somebody discovers a local theatre, hires a local tradesperson, buys lunch from a small café, books a Newfoundland-owned accommodation, or recommends a little business to a friend — that money and support keeps circulating here.

And I think that matters.

So for this Saturday morning, instead of talking about something we sell, I’m curious:

Closing up the cottage this fall? There’s usually more to it than we think.

Every year, cottages, cabins and seasonal properties across Newfoundland start getting tucked away for the colder months.

At first, closing up can sound fairly simple — clean things up, put a few things away, lock the door and head home.

But once you start thinking through the property itself, the weather, water systems, maintenance, security, storm preparation and what happens after you leave, the list can get long pretty quickly.

So we’ve put together something useful.

Sometimes a clean catches more than dust.

We recently helped a family prepare their Newfoundland home for their return after several weeks away.

They’d been living out of hotels and travelling for weeks, and the goal was simple:

Come home to a house that felt clean, comfortable and ready to live in again.

So our team took care of the reset — bathrooms, kitchen, floors, surfaces, appliances and all the little details that make walking back through the door feel a whole lot nicer.

But during the clean, we noticed something that wasn’t actually part of the cleaning at all.

There was significant corrosion developing inside the refrigerator.

We documented it, cleaned what could reasonably be cleaned, and made sure the homeowners knew about it.

Their response afterward?

They told us they believed there may be a larger issue — one they likely wouldn’t have noticed if we hadn’t pointed it out.

And that’s something we’ve learned again and again in this work:

Looking after a property isn’t only about completing a checklist. It’s about paying attention.

Sometimes it’s a loose fitting.

Sometimes it’s moisture where there shouldn’t be moisture.

Sometimes it’s damage beginning behind an appliance.

Sometimes it’s simply noticing that something looks different than it did the last time we were there.

Whether we’re cleaning a family home, checking a cottage while the owners are away, preparing a property for sale or helping someone settle back into their home, we try to treat every property as though somebody is trusting us to keep an eye on it.

Because they are.

And in Newfoundland — where so many of us have cottages, seasonal homes, family properties or loved ones living away — sometimes having another set of local eyes makes all the difference.
