πŸ”§ Grinding Opener? You Might Not Need a New One.

Every week we get calls that start the same way: "My opener is making a horrible grinding noise, I think I need a whole new unit." Nine times out of ten, that's not true.

Opened up this Ottawa opener recently and found exactly what we expected: the plastic drive gear β€” the small nylon gear that translates the motor's spin into the chain or belt movement β€” completely stripped and packed with years of old grease and dust. The motor itself? Perfectly fine.

Here's the part most homeowners don't know: openers are built with an intentionally weaker nylon gear as a sacrificial part. It's designed to strip and fail before the (much more expensive) motor takes damage from a jam or an overloaded door. It's a small, inexpensive part. It is NOT a reason to replace the whole opener.

Signs your gear kit is the problem, not the whole unit:
βœ” Grinding or clicking noise when the door tries to move
βœ” Motor runs (you can hear it) but the door doesn't move at all
βœ” Door moves a few inches then stalls
βœ” Chain or belt isn't advancing even though the motor is spinning

We always check the gear kit, capacitor, and circuit board before recommending a full replacement. If the fix is a small part and an hour of labour, that's what we tell you β€” full stop. We only recommend a new opener when the motor itself is failing, the unit is 15-20+ years old with multiple worn parts, or repair costs approach replacement cost.

Real diagnosis before a real quote. That's how we do it.

🏑 New Garage Door Install β€” Ottawa

Same brick, same driveway, same lantern light β€” completely different door. This Ottawa homeowner had a single-car garage door that had seen better days: faded olive paint, worn panels, and a look that just didn't match the rest of the house anymore.

We measured the opening, walked through style and colour options, and installed a fresh windowed white door with insulated steel panels. Same footprint, same opening β€” totally different curb appeal.

What's included in every new door install:

βœ” On-site measure and free quote
βœ” New matched hardware β€” hinges, rollers, cables, track
βœ” Fresh weather seal around the full perimeter
βœ” Balanced and tested before we leave
βœ” Old door removed and hauled away

Why homeowners upgrade:

βœ” Instant curb appeal and higher resale value
βœ” Better insulation = warmer garage, lower heating bills
βœ” Quieter operation with new rollers and properly tensioned springs
βœ” Windows bring natural light into the garage
βœ” No more chipped paint, dents, or rot to deal with

Whether you're after a style refresh or your current door is falling apart, we'll come measure, show you the options, and give you a straightforward quote β€” no pressure.

πŸ”§ Ever added it up?

Most Ottawa homeowners open their garage door 4–5 times a day β€” going to work, running errands, back and forth from the driveway. That's 1,500–2,000 cycles a year. On the same springs. On the same rollers. On the same seals.

Every mechanical part on your garage door has a lifespan. Here's roughly how it plays out on a typical Ottawa home:

πŸ”Ή Weather seals β€” 2 to 5 years
UV, ice, and road salt crack the rubber first. This is almost always the first thing homeowners notice β€” drafts, water, mice, or daylight along the edges.

πŸ”Ή Rollers β€” 5 to 7 years
Steel bearings dry out and seize. Metal-on-metal against the track = that loud grinding you hear on cold mornings. Nylon rollers last 2x longer and run whisper-quiet.

πŸ”Ή Torsion springs β€” 7 to 10 years
Manufacturer-rated for around 10,000 cycles. Multiply that by your 1,500 cycles per year and you get roughly a decade. Longer if you don't cycle it much, less if you have teenagers.

πŸ”Ή Lift cables β€” 10 to 15 years
Steel fatigue, rust at the drum end, and fraying strands. Cables usually snap without warning β€” and when one goes, the door often comes down hard.

πŸ”Ή Opener motor β€” 15 to 20 years
Gears strip, capacitors fail, circuit boards die. Most openers made before smartphones are past their prime.

The good news: none of these are expensive to replace individually. The bad news: if you've been in the same house for 15+ years and haven't touched any of them, they're all overdue at the same time.

Not sure where yours stands? We do free garage door inspections across Ottawa β€” spring tension, cable condition, roller wear, seals, safety sensors, and opener health, all in one visit. No pressure to book anything.

🌬️🐭 Perimeter Weather Seal β€” Ottawa Install

The perimeter seal is the strip of rubber that runs around the sides and top of your garage door, sealing it against the door frame. Most homeowners never think about it until it's cracked, missing, or was installed cheaply from the factory β€” and by then, it's usually letting in a lot more than air.

Here's what a missing or worn perimeter seal actually lets in:

🌬️ Wind gusts β€” turn a garage into a wind tunnel every time the weather picks up
πŸ’§ Rain and snowmelt β€” water tracking down the jamb, rotting the wood and warping the door
🐭 Mice and rats β€” a gap the width of a pencil is all they need
🐝 Wasps, bees, hornets β€” building nests in the corners you can't see
🦟 Mosquitoes, spiders, ants β€” steady stream all summer
🍁 Leaves, dust, road salt β€” piled up along the inside of the door
🦝 Larger critters β€” raccoons, skunks, and squirrels find bigger gaps easily

Recent Ottawa job: pulled off the cracked old side seal on a black composite door, prepped and cleaned the jamb, cut a fresh matching perimeter seal to length, and installed it flush against the door with proper fasteners. Whole thing took about an hour.

The result: no more daylight visible along the side of the door, and no more open invitation for anything living outside.

We supply and install:
βœ” Side perimeter seals (residential + commercial)
βœ” Top perimeter seals
βœ” Colour-matched profiles (black, brown, white, tan)
βœ” Aluminum retainers for long-term durability
βœ” Combined weather stripping packages (perimeter + bottom + threshold)

Small job, big protection. Especially heading into fall β€” this is when mice start looking for somewhere warm.

πŸ”§ Bottom Seal & Retainer Replacement β€” Ottawa Job

If cold air, rain, snowmelt, leaves, mice, or insects have been finding their way under your garage door β€” the bottom seal is done. It happens to every door eventually. UV, ice, salt, and time all break down the rubber, and the aluminum retainer that holds it in place rusts out right along with it.

Recent job in Ottawa: pulled out a rotted retainer with the wood beneath it soaked and crumbling. Installed a fresh aluminum retainer, cut a new rubber seal to length, sealed the wood, and got a proper weather-tight closure back on the door.

We supply and install a full variety of bottom seals and retainers to fit any garage door:

βœ” T-shape seals β€” the most common on modern residential doors
βœ” Bulb (P-shape) seals β€” great for uneven concrete floors, seals gaps
βœ” U-shape seals β€” for older doors with legacy retainer profiles
βœ” Beaded seals β€” round bead that slides into two channels
βœ” Threshold seals β€” screwed to the concrete floor, works with any bottom seal
βœ” Brush seals β€” where rubber isn't ideal (rare, but we stock them)

Retainers in aluminum, galvanized steel, or specialty profiles β€” whatever your door needs.

Why not to leave it:
❌ Drafts drive up heating bills all winter
❌ Water pooling under the door rots the framing and floor
❌ Mice, insects, snakes, leaves β€” they all find the gap
❌ The bottom of the door itself starts to rust or rot
❌ Cold garages mean cold cars, cold water pipes, cold floors above

Most bottom seal jobs take under an hour. We measure your door, pick the right profile, cut it clean, and install β€” no callbacks.

🏑 Two-Door Curb Appeal Makeover β€” Ottawa Install

Every once in a while, a job just makes the whole house look different. This is one of those.

The homeowners had two builder-grade white garage doors that had been on the house for decades β€” peeling paint at the bottom, worn panels, dented sections, and the kind of tired look that quietly drags down the whole front elevation. They asked us to replace both with something modern.

We measured, ordered a matching pair of insulated black garage doors with a top row of windows, and installed both in a single visit. The result speaks for itself β€” same house, same siding, same driveway, completely different curb appeal.

Why homeowners are choosing black doors right now:

βœ” Modern, high-contrast look that pairs with almost any siding colour
βœ” Hides dirt, oil marks, and everyday grime way better than white
βœ” Windows on the top row add natural light without sacrificing privacy
βœ” Insulated construction = warmer garage, quieter operation, lower heating bills
βœ” Steel skin holds paint far better than the old panels β€” no annual repaints
βœ” Adds serious resale value (garage doors return 90–100% of cost at resale in Canada)

Both doors are new steel, factory-finished, weather-sealed, and running on quiet operators.

Whether you're looking at a single door or a matching pair, we'll come out, measure, walk through style and colour options, and give you a straight quote β€” no pressure, no upselling.

πŸ”§ Old Craftsman Opener Swap β€” Ottawa Install

Recent job: pulled out a 20-year-old Craftsman Β½ HP chain-drive opener and replaced it with a fresh Craftsman Wi-Fi model. Same brand, completely different experience.

Homeowner said the old one had been rattling the whole house on every open β€” and there was no way to check if the door was left open from the office. Classic reasons to upgrade.

Why we recommend replacing openers 15+ years old:

βœ” Wi-Fi + smartphone control (myQ, HomeKit, Google) β€” get alerts, close it from anywhere, share access with family
βœ” Battery backup capable β€” door still opens during Ottawa power outages (huge in winter)
βœ” Quieter operation β€” modern DC motors + belt drives run at conversation volume instead of jackhammer
βœ” Better safety β€” updated photo-eye sensors, auto-reverse, timer-to-close
βœ” LED lighting β€” brighter, longer-lasting bulbs built in
βœ” Longer warranty β€” most new openers come with 10-year motor coverage
βœ” Compatible with modern accessories β€” smart keypads, MyQ cameras, remote lockout
βœ” Handles heavier / insulated doors better
βœ” Firmware updates keep the software current for years

The old Β½ HP was still working β€” but it was on borrowed time, and it wasn't going to talk to anyone's phone. New unit is quieter, backed up on battery, and this homeowner can now close the garage from the driveway of a hockey rink halfway across the city.

Full opener replacement is usually a half-day job. We supply, install, program the remotes and keypad, hook up the app, and run full safety + balance tests before we leave.

🚨 Off-Track Garage Door β€” Emergency Repair in Ottawa

Called out to this one first thing in the morning: garage door stuck partially open, one side jammed sideways, panels twisted, opener straining and beeping. Classic off-track situation.

An "off-track" door is exactly what it sounds like β€” one or more of the rollers has jumped out of the vertical track. Once that happens, the door binds up, panels can flex or bend, and running the opener only makes it worse. It's a fast way to turn a small fix into a full section replacement.

Common causes we see in Ottawa:

βœ” Something hit the door (bumper, wheelbarrow, snowblower β€” happens more than you'd think)
βœ” A broken lift cable let one side drop
βœ” Worn or seized rollers
βœ” Loose track bolts that shifted over time
βœ” A broken spring dropped the door too hard
βœ” Debris or ice buildup in the bottom of the track

⚠️ What NOT to do if this happens to you:
❌ Don't keep pressing the opener button β€” you'll bend more panels
❌ Don't try to force the door open or closed by hand
❌ Don't disconnect the opener and try to slide the door manually
❌ Don't wedge things under the door to hold it up

Torsion springs, cables, and the panels themselves store a huge amount of energy β€” DIY attempts on off-track doors send people to the ER every year across Canada.

What we do on-site:
βœ” Secure the door in a safe position
βœ” Release spring tension safely with winding bars
βœ” Reset the rollers back into the track
βœ” Realign both vertical tracks
βœ” Replace bent hinges, worn rollers, or damaged panels as needed
βœ” Test balance, safety reversal, and full travel before we leave

Most off-track calls we handle same day. Some take an hour, some take three β€” depends what got bent in the process.

πŸ”§ Noisy Garage Door? It's Almost Always the Rollers.

If your door groans, squeaks, or shudders every time it opens β€” the culprit is usually the small wheels riding up the tracks. These are the rollers. Every garage door has 10 of them (2 per section, on a standard 4-section door).

Most builder-grade doors come with metal rollers. They're cheap, they're durable, and they get LOUD once they wear in. The steel-on-steel contact against the track, worn-out ball bearings, and years of grease breakdown all add up to a door that sounds like a freight train β€” especially first thing in the morning.

Here's what came off a recent Ottawa job β€” a full bag of rusted, greasy, spun-out metal rollers. And the difference next to a fresh nylon replacement? Night and day.

Why we recommend nylon rollers:

βœ” Whisper quiet β€” no more waking the house at 6 AM
βœ” Self-lubricating β€” no annual greasing required
βœ” 13-ball bearing options roll smoother and last longer
βœ” Won't rust, won't rot, won't leave black streaks on the tracks
βœ” Extend the life of your opener (less resistance = less strain)
βœ” Typical lifespan: 10+ years vs. 3–5 for metal
βœ” Won't seize up in Ottawa winters

We replace all 10 rollers in one visit. It's one of the quickest, cheapest quality-of-life upgrades you can make to your garage door β€” and honestly, one of the most satisfying.

What we install across Ottawa:

βœ” LiftMaster β€” the gold standard for reliability. Belt-drive, chain-drive, DC motors, Wi-Fi models, and jackshaft (wall-mount) units for high or low-clearance ceilings

βœ” Craftsman β€” the classic. Simple, tough, and built to last

βœ” Mastercraft β€” solid value, widely available in Ottawa

βœ” Battery backup models β€” keep opening the door during power outages (a lifesaver in Ottawa winters)
