Fire safety shouldn’t rely on a single line of defense.

Sprinklers, alarms, and suppression systems play a critical role—but passive fire protection helps contain fire, protect structural elements, maintain escape routes, and limit fire spread.

The strongest strategy is layered protection, where active and passive systems work together to protect people, assets, and business continuity.

Not every fire risk is visible.

One of the most vulnerable points in a fire-rated wall or floor is where cables and services pass through. If these penetrations are left unsealed, they can allow fire, smoke, and hot gases to spread rapidly between compartments.

CharCoat IS is a water-based intumescent firestop sealant designed to help restore the fire integrity of service penetrations and movement joints. When exposed to temperatures of approximately 180°C, it expands to form a fire-resistant char, helping to maintain compartmentation for up to 4 hours.

Fireproofing and firestopping are often mentioned together—but they serve very different purposes.

Fireproofing helps structural elements maintain their integrity under fire exposure, while firestopping seals openings around cables, pipes, and joints to prevent the spread of fire and smoke.

A comprehensive passive fire protection strategy requires both. Understanding where each solution fits can improve compliance, enhance life safety, and strengthen overall building resilience.

Read the full blog to understand the key differences and why both are essential in modern construction.

A fire resistance rating is more than a compliance requirement—it's a measure of how long critical building elements can perform during a fire.

Selecting the right fire rating helps:
• Protect structural integrity
• Support safe evacuation
• Reduce operational downtime
• Improve business continuity

Understanding fire resistance ratings is essential for designing safer industrial facilities.

Learn what every project owner, consultant, and contractor should know.
