This project didn’t start with an asbestos call. It started with a leak.

A balcony leak at a three-storey townhouse complex had made its way into a bedroom. Given the age of the building, testing was completed before any affected building materials were disturbed.

The results identified asbestos-containing materials in the ceiling and exterior wall, which meant the scope of work had to change before repairs could continue.

Containment was established to isolate the affected work area, allowing the asbestos abatement to be completed before moving into the next stage of restoration.

It’s a good example of how a seemingly straightforward water loss can uncover additional considerations once an assessment is underway.

Here’s something you might not expect after a house fire.

“Smoke and soot can travel to areas of your home the fire never reached.”

Fact or myth?

A fire can be contained to one area of a home, but that doesn’t necessarily mean the damage stops there.

Smoke and soot particles can move through open spaces and settle on walls, ceilings, furniture and other surfaces. Air movement can carry those particles even farther, and in some situations, HVAC systems can circulate them into areas that were never directly touched by the fire.

A water stain on the ceiling is more than a cosmetic problem.

The staining you see here is evidence that water has made its way somewhere it shouldn’t. The important question isn’t simply how to cover the stain. It’s where the water came from, whether the area is still wet, and what may be happening behind the ceiling.

Before repairing or repainting visible damage, the source of the moisture needs to be identified and the affected area properly assessed.

Water damage doesn’t stop when the water stops.

A leak gets fixed. The standing water gets cleaned up. The floor might even feel dry…..But what you can see is only part of the story.

Water can travel beneath flooring, into drywall, behind baseboards, through cabinetry and into insulation. When moisture is left behind, the damage can continue long after the original source has been stopped.

That’s why time matters.

If you discover water damage in your home, stop the source if it’s safe to do so, document what you can and begin the restoration process as soon as possible. Professional moisture detection and drying can help identify what’s happening beyond the surface and reduce the risk of further damage.
