Buying a New Construction Home? Don’t Waste Money on the Wrong Builder Upgrades.
Not every builder upgrade is worth paying for — but some are much easier and smarter to get done during construction.
After helping 700+ families with their real estate journey, we’ve seen where buyers should spend their upgrade budget and where they can potentially save thousands.
For example:
✅ Water line for your fridge — consider getting it from the builder
✅ Electrical panel upgrade — usually better to plan during construction
❌ Pot lights — builder pricing can be expensive; compare the cost of doing them after closing
❌ Larger range hood — often worth comparing with aftermarket options first
❌ Upgraded entry door — don’t assume the builder premium will translate into equal resale value
The biggest mistake is walking into the décor centre and choosing upgrades based only on appearance.
Before spending $10,000, $20,000 or even $50,000+ on builder upgrades, ask:
Can this easily be done after closing?
Will doing it later damage finished walls, ceilings or cabinetry?
Is the builder price competitive?
Does this upgrade improve functionality or resale value?
