The project began with existing building deficiencies, an aging flat roof, and signs of water infiltration. These issues required immediate attention, especially with water damage and mould concerns affecting the building.

The entire existing flat roof was removed to address the underlying roofing issues and prepare the building for a new system. Given the risk of further water infiltration, coordination and timing were critical.

A new two-layer membrane roofing system was installed, along with metal flashing to address critical roof edges and transitions. The priority was to provide a more reliable roofing system and protect the building from future water infiltration.

Each phase required ongoing communication between the landlord, tenant, and project team. By adapting to existing deficiencies and unexpected challenges, the project could progress toward restoring the building and protecting its long-term condition.

We had to reassess priorities, address urgent repairs, and balance the landlord’s property needs with the tenant’s day-to-day operations. We broke this project down into phases. This approach was considered to ensure that the tenant could continue operating.

A construction project is never just about the building.

Commercial Building | St. Clair Avenue, Toronto

Construction planning needed to consider the tenant’s day-to-day operations, customer access, safety, and the potential disruption that traditional construction sequencing could cause.

Taking over a project meant addressing existing building deficiencies and damage while keeping the landlord informed of repair priorities, costs, and next steps. Before moving forward, we needed to understand what was already there, what required immediate attention, and how to protect the property’s long-term condition.

REMEMBER THAT STORM THAT HIT TORONTO?

On September 2, 2026, severe storms brought torrential rain, large hail and destructive winds to Toronto and the GTA.

The impact was felt across the city: flooded roads, downed trees and power lines, widespread outages, and damage to buildings. More than 1,100 storm-related service requests were reported to the City of Toronto the following day.

But for us, the impact wasn’t just about the weather. It was about what came next. We had to reassess priorities, address urgent repairs, and balance the landlord’s property needs with the tenant’s day-to-day operations.

BEFORE → AFTER | MAIN FLOOR KITCHEN

This main-floor kitchen was completely gutted and rebuilt to make way for a brand-new custom kitchen + island:

• Full demolition + preparation of the existing kitchen
• All-new custom cabinetry
• Custom countertops + island
• New appliances + plumbing fixtures
• Appliance and fixture specifications provided by the client in advance and coordinated into our trade schedules
• Millwork, electrical + plumbing planned around the exact products being installed

And this project is a great example of something we can’t emphasize enough: the best projects are collaborative.

Our client selected and ordered their appliances and fixtures ahead of time and provided us with the specifications we needed. That allowed our team to coordinate the trades, verify dimensions and requirements, and keep procurement from becoming a last-minute obstacle.

When the client and construction team work together, there are fewer surprises, fewer delays and a much smoother project. 🙌

BEFORE → AFTER | PRIMARY BEDROOM BUILT-IN

Because after a long day, your bedroom should feel like a retreat. 🤍

For the parents’ bedroom, this custom built-in was designed around comfort, organization + everyday routine.

A place to cozy up and watch TV at the end of a long workday — while keeping clothing and essentials organized for the busy week ahead.

This built-in considered:

• Dedicated wardrobe storage
• Drawers for everyday essentials
• Integrated TV space for winding down
• Open shelving for personal touches
• A combination of concealed + accessible storage
• A custom design that maximizes the wall without overwhelming the room

Work hard. Come home. Get comfortable.

Because custom millwork should do more than look beautiful — it should make everyday life a little easier.

BEFORE → AFTER | CUSTOM BEDROOM BUILT-IN

Designed around the person who calls this room home. 📚✨

The client’s daughter needed more than just a bedroom. As a student, she needed a space that could feel comfortable during those late-night study sessions while giving her enough storage to keep everything organized.

So we transformed the wall into a custom built-in designed specifically for her:
• Floor-to-ceiling wardrobe storage for her clothing
• Drawers + concealed storage to keep the room organized
• Open shelving for books, décor + personal pieces
• Integrated space for a TV
• A warm, custom finish that makes the built-in feel like part of the room—not an afterthought
Because custom millwork isn’t just about filling a wall.

It’s about designing storage around how someone actually lives.

A place to study. A place to unwind. And most importantly, a place to call home. 🤍

BEFORE → AFTER | SECOND-FLOOR ENSUITE

A renovation doesn’t always mean starting from scratch. 👀

For this ensuite, the client wanted to be mindful of budget, so instead of gutting a bathroom that still had elements worth keeping, we focused the investment where it would make the biggest impact.

• New custom vanity + countertop
• New plumbing fixtures, selected + specified on time
• Existing floor + shower tile given some much-needed TLC with a deep clean + regrouting
• New shower glass with chrome hardware to coordinate with the selected fixtures
• New toilet installed
• Existing finishes retained where it made sense

The goal wasn’t to replace everything simply because we could. It was to determine what was worth keeping, what needed refreshing + where the budget was better spent.

Good construction management also means knowing when not to demolish.

Keep what works.

Refresh what can be saved. Invest where it counts.
