Poor ventilation lets warm, moist air condense against the cold roof deck, and mold takes it from there. By the time it's found, it's rarely a small spot.

If it's been a while since anyone's been up there, this is your sign.

Two sides of the same job.

First photo: deteriorating asbestos pipe wrap insulation, this is what happens after decades of wear, and it's exactly why old mechanical rooms and crawl spaces need a second look. Once it starts crumbling like this, fibres can release into the air with barely any disturbance.

Second photo: a full containment setup, built floor to ceiling before a single piece of asbestos floor tile gets touched. Old flooring like this was extremely common through the mid-1900s, and while it's usually fine sitting undisturbed, any renovation or demolition changes that equation fast.

Two very different looking materials, same rule either way: if you're not sure, get it tested before you touch it.

Attics are one of the easiest spots for mold to go unnoticed for months (or longer). Poor ventilation, a small roof leak, or ice damming in the winter can all quietly feed growth on the roof sheathing, right above your head, out of sight.

If you've never actually looked at your attic, it might be worth a peek before winter hits again.

The mushrooms are the part that really gets people's attention β€” and they should. Fungi fruiting like this doesn't happen from a quick spill. It means the wood was thoroughly saturated. It's possible there was some moisture in this area before this event too, just never noticed, which could explain how things progressed so fast once the drain backed up.
Floor drains in furnace rooms are easy to forget about until something goes wrong. If it's been a while since anyone checked yours, it's worth a look.

This is what attic mold looks like before and after professional remediation.
The first photo is what our team found when we accessed this attic. Mold covering virtually the entire roof deck from poor ventilation - warm moist air from the living space rising into the attic with nowhere to go. The homeowner had zero indication from inside the house. No smell. No ceiling staining. Nothing.
The second photo is the same attic after our IICRC-certified team completed full remediation.

If your home or commercial building was built before 1990 and you are planning any renovation, demolition or flooring replacement - get it tested first. Asbestos floor tiles and the black mastic adhesive beneath them are one of the most common places asbestos hides in older buildings.
