✅️اگر قصد خرید ملک در کانادا رو دارید، هزینه هایی علاوه بر قیمت خانه خریداری شده باید پرداخت کنید:

✅️هزینه هایی که باید خریدار علاوه بر وام مسکن برای خرید در نظر داشته باشد:

✅️بانک وام دهنده نیاز دارد تا قیمت ملک مورد خرید را از کارشناس ارزیابی قیمت ملک داشته باشد و مطمئن شود که ارزش ملک از میزان وام بیشتر است. به همین منظور وام گیرنده و یا مشاور وام باید با یکی از شرکت‌های ارزیابی ملک تماس بگیرد و درخواست Appraisal کند. هزینه Appraisal به عهده خریدار است‌. این هزینه بستگی به متراژ ملک و محل ان دارد.

✅️ مالیات نقل و انتقال
PTT (Property transfer tax)
که بستگی به قیمت خانه و فرمول مشخصی دارد. این رقم برای ۲۰۰،۰۰۰ دلار اول ۱ درصد، برای ۲۰۰،۰۰۰دلار تا ۲۰۰۰،۰۰۰ دلار مبلغ ۲ درصد، برای ۲میلیون تا ۳ میلیون دلار ۳ درصد و برای بالای ۳ میلیون دلار، ۵ درصد قیمت خانه میباشد.

✅️هزینه وکیل یا دفترخانه
(Notary Public)
که بسته به قیمت ملک، وام داشتن یا نداشتن، تعداد خریداران و حجم کارهای دفتری می‌تواند کمی متفاوت باشد.

✅️اگر قصد انجام Inspection خانه خریداری شده را دارید باید هزینه‌ای برای این کار در نظر داشته باشید. بسته به متراژ خانه، و محل ان، این هزینه متفاوت است.

✅️به هنگام دریافت وام از بانک، برخی از وام دهنده ها(Private lenders&B- lenders) مبلغی که معمولا ۱ درصد مبلغ وام هست رو دریافت می‌کنند.

✅️اگر برای خرید قصد دارید از وام بانک استفاده کنید و پیش پرداخت کمتر از ۲۰ درصد باشد، باید برای وام خانه بیمه تهیه کنید
(Mortgage Insurance)
بسته به میزان پیش پرداخت تا حدود ۴ درصد مبلغ وام میباشد که در صورت فروش ملک مسترد نمیشود.

✅️بیمه خانه:(Property insurance )
بیمه نامه باید قبل از روز محضر (Completion Date)به وکیل و یا دفترخانه ارسال شده باشد.

✨️قابل ذکر است که خریدار مبلغی بابت مشاور املاک پرداخت نمی‌کند.
