A $1.3 Billion Fund Is Buying Up Unsold GTA Condos. Here's What Developers Need to Know.

High Art Capital announced a $1.3-billion fund to buy unsold GTA condos and convert them to long-term rentals

The Building Ontario Fund is backing the initiative with up to $300 million in mezzanine debt — not grants or subsidies

The fund targets blocks of 10+ vacant units in buildings completed after Jan 1, 2023 in Toronto, Durham, Halton, Peel, or York

Approximately 2,200 units will be acquired, including ~550 affordable units with rents 25% below market

“We have experienced an uptick in home buying activity so far this spring. Buyers have taken advantage of more affordable housing market conditions on the back of lower home prices. If market conditions continue to tighten and home prices level off, this could be a signal to intending homebuyers who remain on the sidelines,” said TRREB President Daniel Steinfeld.

The statement from Toronto Regional Real Estate Board is essentially saying the market may be moving from a “falling price / wait-and-see” phase toward a stabilization phase.

TRREB’s language suggests they believe the worst of the correction may already be behind them, but they are still stopping short of declaring a full rebound.
