Toronto approves Fourplexes.

With similar construction conditions to secondary units or Triplexes, we are now able to convert a single family dwelling in Toronto to a Fourplex.

A fourplex is a type of residential building consisting of four separate living units or apartments, typically situated in a single structure.

Each unit has its own entrance, kitchen, bathroom, and living area, with shared outdoor areas such as a yard or balcony.

Fourplexes are often owned by a single landlord who rents out each unit separately, providing a source of rental income.

They are most commonly found in urban areas and can be an affordable option for renters who want the space and privacy of a standalone apartment without the higher costs.

The considerations a homeowner must take are the following:
1. Fire rating between each unit.
2. Duct type smoke detector in the supply or return side of the heating system.
3. Fire blocking for service fixtures that are penetrating the fire separation.
4. Fire dampers for ducts penetrating the fire separation.
5. Either a man door exit, or an egress window, for health and safety.
6. Minimum Ontario Building Code adherence (for several other conditions regarding the characteristics of rooms and spaces).

If you swipe next, you will see an example of a recent project in which the existing heating system had been kept to serve 3 of the 4 units, and a new heat pump mini split system had been proposed to condition the loft floor.

To better preserve the airflow in a heating system, make sure that energy isn't lost due to long and windy ductwork.
