Many newcomers misunderstand first-time home buyer programs in Canada. 👀🏡

Owning a home before does NOT always mean you qualify for nothing.

FHSA, HBP, Tax Credit, and BC Property Transfer Tax rules can be very different. ⚠️

🏡 “I owned a home before, so I can’t use any first-time buyer programs.”

I hear this all the time, especially from newcomers. 🇨🇦🌍

And many people miss one very important detail:

Not all first-time home buyer programs use the same definition. 👀

FHSA 🏦, the Home Buyers’ Plan through RRSP 💰, and the First-Time Home Buyers’ Tax Credit 🧾 often use a 4-year rule.

But BC’s Property Transfer Tax Exemption 🏡 is much stricter and may not be available if you previously owned and lived in a home anywhere in the world.

For newcomers, this distinction is incredibly important. ⚠️

I’ve met people who thought they qualified for everything…
and others who thought they qualified for nothing.

Both can be wrong.

The good news? ❤️

With proper planning and guidance, you may have more options than you think.

Every situation is different, especially for newcomers, work permit holders, study permit holders, permanent residents, and people who owned property outside Canada.

That’s why I always recommend understanding your eligibility before you start shopping for homes. 🔑
