How much does it really cost to own a home in Uvita or Ojochal?

It’s a question I think every buyer should be asking before they purchase—not after.

Property taxes in Costa Rica may be relatively low, but the purchase price is only one part of the equation. Electricity, AC maintenance, pools, landscaping, water systems, septic, property management, private roads, drainage and ongoing tropical maintenance can make two similarly priced homes very different properties to own.

A beautiful ocean-view home might check every box—but what does it cost to maintain the road to get there? How many AC units are you running? Where does the water come from? Who is watching the property when you’re away? What happens during rainy season?

These are the things I look at with my real estate clients because buying the right property isn’t just about what you can afford to purchase. It’s about what makes sense to own.
