📢 Project Update | SEN School Expansion Approved 📢

We’re pleased to share that Planning Approval has now been secured for a new extension at an existing all-through SEN school, with works programmed to start and complete within 2026. 👏

The project will deliver:
✅ A new Life Skills Room
✅ Additional classroom facilities
✅ New accessible toilet provision

Designed with sustainability in mind, the scheme includes a blue/green attenuating flat roof with sedum and gravel finish to support surface water management and meet sustainability targets. The new building will also feature two-tone brick slip finishes and powder-coated grey aluminium double glazed windows to complement the existing school buildings.

Challenges:
• Limited space and options to construct a new building highlighted with our Feasibility study, plus space for contractors.
• Numerous surveys required to aid design of new building including CCTV drainage, Geotechnical, buried services survey, topographical and tree surveys.
• Constructing close to existing structures including boundary walls and main building.
• Minimising disturbance to pupils during works and proposal to use utilise holiday period.
• Tight timeframe to obtain Planning permission and complete works in time for new term.

Despite these challenges the team has worked collaboratively to develop a practical and sensitive solution.

RAM recently completed a comprehensive programme of roof condition surveys and defect inspections across 21 roof areas spanning two hospital locations.

The surveys covered a range of roof types, including pitched roofs, flat roofing systems, and solar PV roof installations, providing the client with a detailed understanding of the current condition and performance of each asset.

Our inspections involved close visual assessment of roof coverings, waterproofing systems, drainage arrangements, roof-mounted equipment, and associated details to identify defects, deterioration, and areas requiring maintenance or remedial intervention.

📋 Survey deliverables included:

✅ Detailed roof condition assessments
✅ Photographic defect recording and analysis
✅ Identification of active and potential failure points
✅ Prioritised remedial recommendations
✅ Estimated remaining service life expectancy for each roof area

The information gathered enables informed asset management planning, helping the client prioritise maintenance budgets, reduce the risk of water ingress, and extend the operational lifespan of critical healthcare buildings.

📝Project Update - Our team has been managing the delivery of RainbowsNursery expansion project for Central Bedfordshire Council (CBC) FM Assets team.

The scheme involves the construction of a new SIPS extension to the existing nursery building at Rainbows Pre-school & Extended Services.

The proposed works will deliver an extension designed to support an additional 20 children aged 2–11 years, providing improved educational and care facilities for the local community.

A key objective of the scheme is to create a flexible, accessible space that integrates seamlessly with the existing building and external play areas, enabling free flow between internal learning environments and the nursery garden.

Programme objectives include:

✅ Provision of an additional playroom to accommodate circa 20 children
✅ Inclusion of an accessible toilet facility
✅ Creation of a multi-purpose space supporting pre-school, breakfast club, and after-school provision
✅ Improved operational flexibility and use of internal/external learning environments

RAM recently carried out a comprehensive Dynamic Leak Investigation (DLI®) to a Level 4 car park roof area at this shopping centre, using a combination of Electronic Leak Detection (ELD®) and targeted water testing methods to assess the integrity of the waterproofing membrane.

The exposed accessible flat roof areas were electronically tested to identify any pathways through the waterproofing membrane where water could pe*****te into the construction build-up below.

Several areas of historic and active water ingress were identified during the inspection, including:

• Staining and stalactite formation to the concrete roof deck adjacent to plinths and rainwater outlets
• Active dripping to the underside of the roof deck within the Level 4 car park area
• Moisture tracking and localised wet patches associated with waterproofing failures

Our investigation identified 98 leakage pathways across the waterproofing membrane, with defects typically consistent with mechanical damage causing holes and splits within the system.

🔍 Investigation methods included:

• Rainwater outlet testing
• Electronic Leak Detection (ELD®)
• Lap scribing and visual inspection
• Flow and flood testing
• Simulated rainfall testing

This methodical approach enabled clear identification of active defects and deterioration within the waterproofing system, allowing targeted remedial recommendations to be provided to the client.

A strong example of how specialist diagnostic testing can minimise unnecessary intrusive works while delivering accurate, actionable results.

RAM is pleased to be involved in the refurbishment of St Mary's Hospital's East Acrow building for ICHT, delivering a comprehensive programme of internal and external improvement works.

The refurbishment includes full replacement windows, new external render to improve EPC performance, complete electrical rewiring, upgraded mechanical plant to enhance ventilation and cooling, and significant improvements to lighting and heating throughout the building.

Additional works include:

• Full internal decorations
• Structural improvement works
• Refurbishment of toilets and kitchen facilities
• New power supply upgrade

The project brings together several specialist contractors and stakeholders, including CBRE M&J Group, , and to modernise the building and improve both performance and occupant experience.

RAM is currently supporting the VIE Relocation works as part of the wider Fleming Centre Decant project at St Mary’s Hospital campus in Paddington.

The Fleming Centre will provide a new research and public engagement facility dedicated to finding solutions to antimicrobial resistance, supporting world-leading healthcare research and collaboration.

The enabling works involve the removal and replacement of an existing interceptor within the car park, alongside the relocation of the VIE from the proposed Fleming Centre location to a new position adjacent to East Acrow.

As part of the refurbishment works, improvements to the existing car park drainage infrastructure are also being delivered to support the long-term performance of the site.

The project requires close coordination between multiple stakeholders and live site operations, ensuring works are delivered safely and efficiently with minimal disruption.
