Behind the scenes at Lime Academy Parnwell...

Our Building Surveyor recently carried out a pitched roof progress inspection, ensuring the roofing works are being completed in line with the design, relevant standards, and expected quality.

Progress inspections play a vital role throughout the construction process, helping to identify any issues early, maintain high standards of workmanship, and provide confidence that the project is progressing as intended.

It's all part of delivering quality, compliance, and peace of mind from the ground up.

Historic buildings require specialist solutions.

At the Royal Albert Hall, we carried out a comprehensive feasibility study and Dynamic Leak Investigation (DLI®) to identify the causes of persistent water ingress within a disused basement.

Our recommendations balanced modern waterproofing requirements with the preservation of a Grade I listed structure, supporting its future transformation into a fully habitable space.

We have been in Edinburgh this week investigating persistent water ingress into the basement of a Category B listed city centre building.

As you'll see from the photos, we managed to take in a bit of this beautiful city while we were there, but most of our time was spent tracking down a leak that had been causing problems for some time.

There was no history, no records to work from, and, as is so often the case, the leak wasn't active when we arrived. That is usually the point at which visual inspection stops being useful.

The roof consists of four glass lantern structures positioned above historic barrel rooflights, all surrounded by hot-melt lined gutters. Over a four-day investigation, we systematically examined the roof construction, carrying out;
• Rainwater outlet testing.
• Electronic Leak Detection (ELD) across the exposed membrane.
• Flood testing.
• Controlled rainfall simulations to individual details.

We successfully reproduced the reported leak on three separate occasions, with each occurrence resulting from a different defect:
• A blocked drainage run beyond the outlet.
• An unsealed vent pe*******on allowing water into the pipe, where it tracked through the wall before appearing along the atrium.
• A failed bituminous upstand.

Any one of those could have been missed by visual inspection alone.

It's a good reminder that water rarely enters a building where it eventually appears. Finding the true source takes time, testing and a systematic approach.

Dynamic Leak Investigations (DLI®s). Find the cause, not the symptom.

Problems are inevitable. Staying stuck isn't.

At RAM, one of our core social values is Embrace Optimism. We believe every challenge presents an opportunity to find a better solution, improve the outcome, and learn something valuable along the way.

Whether we're investigating complex building defects, overcoming unexpected challenges on site, or helping clients navigate difficult decisions, we approach every problem with a positive mindset and a practical focus.

Problems are part of the process. Progress comes from how you respond to them.

It's this optimistic, solution-focused approach that helps us deliver confidence, clarity, and lasting value for our clients.

Did you have a leak during the bad weather, but forgot all about it once the sunshine dried it all up? ☀️

If you haven't acted to identify the cause of the leak and repair it, then the upcoming wet weather could cost you more than you think.

❗Fixing roof defects
❗Replacing damaged goods
❗Making up for delayed operations

A roof leak can cost thousands if not repaired quickly.

Whilst we are experiencing warm, sunny weather, your building's leaks won't be active, but that doesn't mean they have gone away.

Leaks can be forgotten during the summer months, when the lack of rain means a lack of leaks.

⚠️ Now is the time to act!

Summer is the perfect time to carry out a Dynamic Leak Investigation (DLI®), identify the source of your building's leaks and carry out the necessary repairs, before summer is over and the next rainstorm hits.

It was a busy Sunday for the team over at St Mary’s Hospital.

Yesterday marked the day where the secondary Vacuum Insulated Evaporator (VIE) was removed, to create space, facilitating for the new Fleming Centre, marking a major milestone for everyone involved.

Over the last few months, we have been working alongside Imperial College Healthcare NHS Trust to support the preparation of the new Fleming Centre at St Mary's Hospital.

Our role focused on coordinating the installation of the new Vacuum Insulated Evaporator (VIE) within the Acrow car park, as well as overseeing the removal of the secondary VIE tank located adjacent to Paddington Station on the western side of the hospital site.

All works were undertaken within a live hospital environment, where maintaining patient care and minimising disruption to day-to-day operations were critical priorities. Achieving this required close collaboration between multiple stakeholders, including Transport for London (TfL), Network Rail, CBRE, BOConline, Imperial College Healthcare NHS Trust and our project teams.

The most disruptive activities were scheduled during the early hours, with works commencing at 5:00am and being successfully completed by 10:00am on Sunday morning.

While the project presented challenges at every stage, reaching this point is a significant achievement and a testament to the dedication, planning, and collaboration of all parties involved.

Testing before specifying at the Eurotunnel. ✅

Peel testing was carried out on the existing waterproofing system to assess compatibility with proposed overlay solutions. The results confirmed successful adhesion and helped identify the most suitable approach for the refurbishment works.

A simple exercise that provided valuable reassurance before progressing to the next stage of the project.
