Here at Paarl Property Consultants, we hate the snow because, as surveyors, we cannot see anything on a building except for one thing that is!

So whilst this snow is around us, why not pop out and have a look at your roof and see how much, if any, the snow is melting and perhaps compare to a neighbours house.

COVID might be amongst us but is all doom and gloom!?

The property sector is traditionally one supported by debt finance. With the Bank of England setting base rate at 0.10% and with the Chancellor stressing that the way through this crisis is to spend money, PAARL predicts a surge in property investment especially in the residential buy-to-let markets.

Money is remarkably cheap and finance houses have also seen this as an opportunity to place more money on the table in front of this emerging markets.

Re-financing is also a boom. People can jump at this opportunity to substitute existing debt facilities with new and extended but cheaper financing solutions.

Now is an ideal time to look at your property portfolios and re-assess the debt to value/income to value.

As a recent example, a client secured an equity release of £300,000 in return for a monthly repayment of £640 per month on a fixed rate tracker mortgage from Skipton Building Society with a lending rate of 2.23% over Base Rate fixed for 3 years on a 12 year facility with no redemption penalty. All payments more than 280% covered by the monthly income! Equity released to produce “deposit” another purchase of any other buy-to-let where the income more than exceeds the monthly debt liability.
