Welcome. We’re an independent property search specialist, primarily focusing on remote property purchases for clients looking to relocate or buy a second home, but for whom it is impractical to visit the area in person. Our team have a long history of working in the housing market, specifically the South West, providing superior local knowledge of current rates, prices, and trends, as
well as potential opportunities not currently available on the general market. We act as your agent and keep your interests as our main focus and priority above all else. Should you wish to purchase a second home, relocate, or just secure a better price we are here to help. All services are aimed at assisting buyers who are remote to the area and therefore unable to view homes at short notice or on a regular basis, and are less familiar with the local market. With all services you will receive an initial free, and no obligation consultancy phone call. If you then wish to know more you will receive a welcome pack, which consists of; our brochure, confirmation of fees and overview of services discussed, a property questionnaire (to confirm requirements for your bespoke property search profile), and our terms and conditions of trade. If you would like us to assist you further a meeting in person, if practical and convenient, or a more detailed telephone call will take place. This will enable our personal one to one service with you to develop, and tailor our services to your individual needs and requirements. We can also arrange accommodation should you wish to combine viewings with a holiday. Relocation and holiday homes – process of service and fees. This service is where we have excelled, and built an envious reputation for efficiently finding properties that specifically match unique criteria; it’s our bespoke property search service coupled with local knowledge and expertise that equips us to meet our clients demands. Once your requirements have been identified we will begin our search immediately. You will receive an email update daily, as well as a telephone update twice a week, this removes you from the stress and strains of property searching, estate agent communications, and unnecessary viewings. A registration fee of £300 will become payable upon signing of terms and conditions, this enables the six month search to commence. We then carry out an extensive property search covering specified locations using the internet, local estate agents, and good old-fashioned leg work. MB Relocation services will then provide a comprehensive report on all the properties that suit your requirements. Once properties are shortlisted viewings will commence, assisted by your personal property finder who will guide you through the entire process up to, and including, deciding to make offers. Purchase negotiation. As the buyers’ agent, we understand the dynamics of the local property market and can judge from experience and current market trends, whether a property is over-priced. A skilful and informed negotiation with the agent or vendor will often result in savings for you that are well in excess of our fee. Progression of Sale. Once an offer is placed, we follow the sale with all 3rd party involvement such as, solicitors, agents, valuers and vendors on your behalf to ensure a smooth and expedient completion of your purchase. Once contracts have been exchanged on your new property a 0.5% commission fee (of property purchase price) becomes payable - please note the initial registration fee of £300 (exclusive of VAT) will be deducted from the 0.5%. On completion date, or at a time convenient for you, we will also arrange, if required, a local removals company to get you on your way. We will also stay in contact with you for a further 6 months after you have moved should you need any further assistance. View and report service. On your instruction, we will undertake the viewing of properties that you have personally selected without our assistance. Within 48 hours of the viewing, you will receive an honest and objective report via email, with a follow up phone conversation on the suitability of a property for further consideration. This will include digital photos and video (subject to vendors’ permission). Our focus will be on whether or not the property has been fairly represented. As we are all fully aware estate agents will only highlight the positive aspects of a property, it is our responsibility as your agent to draw your attention to any negative points for your consideration. We will always act with due diligence on your behalf, and answer any questions or queries you may have. Fees start from £50 per property viewing, plus a mileage charge.
