Big changes are coming to UK fire safety regulations from April 2026, and preparation needs to start now.

If you are a building owner, landlord, housing provider, or facilities manager, these upcoming updates will directly impact how you manage safety and compliance in your properties. The new regulations aim to significantly enhance protection for residents and staff, particularly vulnerable populations.

Here is a breakdown of the key requirements set for 2026:

👉 Second Staircases: All new residential buildings above 18 meters will be required to have a second staircase to improve evacuation during emergencies.
👉 Evacuation Lifts: Tall blocks will now mandate evacuation lifts designed specifically to support safe exit strategies.
👉 PEEPs (Personal Emergency Evacuation Plans): For buildings between 11-18 meters, PEEPs will become a requirement to ensure residents who need extra support are not left behind.

🎄 Never leave lights on: Always turn off your Christmas tree lights before leaving the house or going to bed. The same applies to the office - ensure they're switched off at the end of the day.
🎄 Check your extension leads: Avoid overloading sockets or extension leads. Plugging too many decorations into one source can cause it to overheat and start a fire. Use a multi-socket extension lead that is surge-protected.
🎄 Water your real tree: If you have a real tree, water it every day. A well-watered tree is much less of a fire hazard.
