Just back from a week away. The properties didn't need me — that's the whole point of running things properly.

While I was gone:
• Tenants were looked after
• Maintenance was handled
• A checkout and new tenancy setup went through without a hitch
• No emergencies, no panics, no calls that couldn't wait

That's not luck. That's 22 years of building systems that work without me standing over them. Pre-prepared marketing suites. Contractor relationships that don't need managing every five minutes. Tenants who know who to call and trust the response.

If you're a landlord who can't go away without your phone buzzing — that's not a tenant problem. That's a systems problem. And systems can be fixed.

Fresh inbox, fresh energy. If something's been niggling at you about your portfolio while I've been away — now's a good time to talk.

Email me at [email protected] — I'll call you back.

A letting agent who's never renovated a property is like a mechanic who's never opened an engine.

You wouldn't trust the mechanic. So why trust the property manager?

I've renovated over 100 properties. I know what bad pipework looks like. I know where water gets in. I know what a perished seal looks like before it's visible. I know what a choked gutter sounds like in the rain. I know which cracks are settlement and which ones are something else.

That knowledge didn't come from a training course. It came from ripping properties apart and putting them back together. From being on site, covered in dust, trying to figure out why the floor was wet. From 22 years of seeing what happens when things are done properly and what happens when they're not.

The property management industry has a model. Hire people with no building experience. Send them to inspect properties. Charge landlords for the privilege. I'm not attacking the individuals. I'm attacking the model.

You deserve someone who actually knows what they're looking at. Not someone who was in a different industry last year and got handed a clipboard this year.

Here's something I tell retirement-focused investors.

One fully renovated property beats two cheap units. Same returns, fewer headaches.

A properly renovated property commands a higher rent. Good tenants stay longer. Maintenance costs are lower because everything's been done properly. One boiler, one set of pipework to maintain.

Two cheap units give you the same rental income, roughly. But you've got two boilers, two sets of everything. Two lots of transaction costs: lawyer's fees, mortgage fees, stamp duty. Two tenants who might leave at different times. Two void periods to manage instead of one.

The maths is simple. Same money in, twice the costs out, twice the hassle.

For retirement-focused investors who want income without a second job, one done properly beats two done cheaply. Every time.

I have a pre-vetted tenant pool. Right now I have ready tenants looking for properties in Dundee.

If you've got a property coming empty, or sitting empty right now, here's what I'll do for £499 flat:

Professional photography and floor plans. Full listing on Rightmove and Zoopla. Complete applicant pre-vetting, referencing and background checks. All viewings handled. Tenancy agreement prepared. Deposit registered. Move-in day managed end to end.

No ongoing percentage. No monthly fee. £499 and your property is let properly.

Most agents charge 50 to 80% of the first month's rent for this. I charge £499 flat. Same service, transparent price. You know exactly what you're paying before we start.

Email me at [email protected] and I'll call you back.

A client switched to me from another agent. After a few months he said something that stuck with me.

"Everything's so simple with you because you just take care of everything."

That's the system. I have pre-prepared marketing suites for every property type. When a tenant gives notice, the re-letting process starts the same day. Professional photos, floor plans, listings, viewings, all ready to go. Push-button.

More often than not, a new tenant is in place the moment the old one leaves. Back-to-back. No void. No lost income.

The previous agent had a different approach. Tenant leaves. Property sits. Two weeks later, someone comes to take photos. Another week before it's listed. Viewings happen when someone's available. A month of void, minimum. Sometimes two.

That's not a system. That's reactively doing things when you get around to it.

My back-to-back system exists because I've spent 22 years building it. Every property has a plan before it ever needs one. That's what "taking care of everything" actually means.

Portfolio management isn't taught.

Not in any course. Not in any handbook. Not in any certification you can study for. It's a uniquely honed skill set that only comes from years of actually doing it.

Forecasting cash flow across multiple properties. Anticipating costs before they hit. Knowing which property needs investment right now and which one can wait another year. Understanding that a boiler replacement in property A means you need to adjust the projection for property B.

I've had to be an artist in forecasting as well as being very expense conscious. That's not a phrase you'll find in a letting agent job description. But it's the difference between a portfolio that grows and one that slowly bleeds.

Most agents manage individual tenancies. They don't manage portfolios. They don't see the connections between properties, the timing of refurbishments, the cycles of maintenance. They process transactions. They don't think strategically.

Portfolio management is a skill set letting agents don't have. And honestly, most of them don't even know it exists.

The thing I hear most from self-managing landlords is some version of: 'I can't go away. What if something happens?'

So let me tell you what Temporary Transfer of Control looks like.

You phone me before you go on holiday. Or before you have surgery. Or before a work deployment. Or during a family crisis. Whenever life means you can't be the one dealing with the property.

I step in. I take the keys, the tenant contact, the contractor list, the emergency protocols. I inspect. I handle. I report. Your tenants don't experience a gap — they experience a seamless handover to someone who knows what they're doing.

When you're ready, you take it back. No long-term contract. No commitment beyond the period you need covered.

One client phoned me on a Thursday because he was going on holiday Saturday and his tenant had left. I had a new tenant in before he came back. He didn't even need to call me from the airport.

If you're self-managing and the reason you can't take a break is the property — that's the exact problem I solve.

You're allowed to go on holiday. Your property doesn't have to come with you.

I'm a landlord myself. Have been for years.

That means I understand the trials and tribulations from both sides. The 9pm phone call when a pipe has burst. The bill that lands when you weren't expecting it. The frustration when something you thought was sorted turns out not to be.

I've been the landlord getting that call AND the agent handling it.

That gives me a perspective most property managers don't have. I know what it feels like to write the cheque. I know the difference between a problem that needs fixed now and one that can wait a week. I know that most landlords aren't trying to be difficult, they're trying to protect their investment.

My strength is being the mediator in the middle. I don't take sides reflexively. I sort things out. Tenant has a genuine issue, I sort it. Landlord has a genuine concern, I sort that too. I don't default to either party. I default to the right answer.

You can't teach that. You learn it by sitting on both sides of the table.

A client came to me with no properties and a clear goal: build a portfolio.

Over four years, we sourced, viewed, renovated, let, and managed multiple properties together. Every single one went through the same process — I viewed it first, I assessed the renovation potential, I projected the returns, I managed the refurb, I found the tenant, I kept it managed.

That's not letting agency. That's portfolio management. It's a different skill set entirely — one that most letting agents don't have and aren't taught.

Forecasting cash flow. Understanding which improvements actually move the rent needle versus which ones just look nice. Knowing when to hold, when to refinance, when to sell. Being expense-conscious at every stage because every pound spent has to earn its place.

One fully renovated property will often outperform two cheap units. Same returns through higher rents, half the transaction costs, half the tenant turnover, half the management headaches. That kind of thinking comes from doing it, not from a spreadsheet.

If you're building a portfolio and your agent is just collecting rent and arranging repairs, you're missing the most valuable layer. Strategy. Someone who sees the whole board, not just the next move.

Most letting agents shouldn't be inspecting properties.

There. I said it.

You can't inspect what you don't understand. Sending an office junior with no building knowledge to assess a property is like sending a receptionist to diagnose a patient. They can take your temperature and write down your height. But they can't tell you what's actually wrong.

The property management industry has normalised this. Landlords have been conditioned to accept it. An inspection report that says "property in good condition" from someone who doesn't know what a perished bath seal looks like isn't an inspection. It's a performance.

If your inspector has never renovated a property, doesn't know what a perished bath seal looks like, and couldn't tell you whether the gutters are choked from ten feet away, they're not inspecting your property. They're visiting it.

I'm not saying every property manager needs to have ripped out a kitchen. But if the person checking your investment has never picked up a tool, never dealt with a burst pipe, never had to spot the thing that's about to go wrong before it goes wrong, what exactly are they checking?

This will upset some people in my industry. I'm okay with that. Because the landlords paying for this service deserve to know what they're actually getting.
