Well, today we’re looking back at one of our earlier staycation partnerships - this time with a landowner in rural North Wales. They owned a derelict barn that was of no use or benefit when we first began discussing the project.

Fast forward to today: through our partnership with TBRP and SPD Builds, this landowner now has a lucrative hidden gem—a barn conversion that generated gross revenues of up to £90,000 last year alone!

While strict green belt rules protect our countryside, there’s a little-known sweet spot developers are beginning to eye up - grey belt land.

These are previously developed or low-quality parcels within green belt zones that don’t carry the same constraints. Think: disused buildings, brownfield sites, or underused land that’s hiding in plain sight.

The staycation industry in the UK has seen a steady rise since COVID-19 occurred and the boom created following this.

2025 is no different, RSM reports the staycation market is set for growth, with 28% of consumers planning long-stay UK holidays in 2025.

Short domestic getaways are also holding steady, with 33% of respondents planning a weekend trip within the UK this year. As for the guest’s appetites, budget hotels were the go-to option for many in 2023, however in 2024, we saw clear signs of reversal - with more travellers opting for luxury and mid-market options.

With the government setting a goal to deliver 1,500,000 homes to the country, this means an annual delivery of around 370,000 units would be needed to meet this goal.

Can this be done? Yes, so long as everyone is on the same mission.

The government have allocated upwards of £115 million to local authorities to cover costs and fund the recruitment of 300 planning officers which would increase capacity within local staffing for faster approvals, and therefore faster delivery of housing.
