The term pointing means when cement or mortar is used to fill the joints of brickwork or masonry. Problems with cement and mortar generally show themselves as cracks or small holes, this is a result of poor pointing.

This photo shows a mark inside the glazed unit which can only be seen clearly from outside the house and hadn't been seen by the homeowner. The mark is a manufacturing defect between the two panes of glass that make up the sealed unit. It can't be cleaned off. The unit will require a replacement.

If this mark hadn’t been identified, it could potentially cause issues later with condensation, and even reduce the overall energy efficiency of the unit.

A professional inspection will pick up issues with the new-build house very early on so they will be covered by the housebuilder within the warranty period.
