A retail unit sat empty for three years. Every time the landlord asked why, he got the same answer. It's the market.
It wasn't the market.
When I went to look, the place had everything going for it. High footfall, busy road, a sound unit. The problem was that nobody had ever marketed it. It had been sitting on Rightmove waiting for the phone to ring, and that isn't marketing. That's listing.
So we did the work. Professional photos. Video. Reels across Instagram, Facebook, TikTok and YouTube. We worked out who the right tenant actually was, then put the unit in front of them, including people who didn't yet know they were looking.
Then we ran a showcase viewing. Twenty people came through in one day. Five offers. The landlord picked one, and there's a tenant in there now.
Three years of "it's the market" undone in a few weeks of actually marketing the place.

Nine times out of ten, it isn't the market.
I've been selling and letting commercial property since 2000. In that time I've handled everything from a sandwich van on an industrial estate to national chains worth hundreds of millions.
And the same conversation keeps coming up.
An owner has a property sitting empty. Their agent has told them demand is soft, the market is slow, it just needs time.
What's actually happened is this: someone took a few photos on a phone, wrote two paragraphs, stuck it on Rightmove, and called it marketing.
Then when nothing happened, they blamed the market.
The market isn't the problem. It never was.

Not wanting to ruin anyone's bank holiday weekend but, if your property has been empty for six months or more...

You know the rent you're asking. You might know the rateable value.

But do you know what the vacancy is actually costing you, in lost income, business rates, and opportunity?

I've just got back from Skegness.

My son Miles plays for CTK, and this weekend they went on tour, six matches against teams from across the country. They won some, lost some, and drew one.

But what stayed with me wasn't the results.
Whether they were celebrating or regrouping, they did it together. When things went wrong, they picked each other up. When there were disagreements, and there were, they dealt with them and moved on. No sulking, no pointing fingers. Just a group of lads who understood that the team mattered more than any individual moment.

It isn’t.

It’s a compounding loss that quietly drains the value of the asset.

Here’s what one vacant unit actually costs:
• Lost rent every single month
• Business rates (often full liability)
• Insurance that doesn’t go down just because it’s empty
• Dilapidation risk increasing over time
