Rats have gnawed a hole out of the plastic gully grid to access the street level so thinking on my feet with some mesh I had in the van Iโ€™ve temporarily proofed and maintenance are fitting a metal grid this week.

Todayโ€™s mission: 48 flats, all communal areas, one goalโ€ฆ a bedbug free building.

Today our team is attending a retirement living scheme following an outbreak of bedbug activity affecting areas throughout the building.

Weโ€™ve been tasked with carrying out a full inspection of all 48 flats, along with every communal area, allowing us to build a clear picture of the extent of the problem and identify the main activity hotspots.

With bedbugs, finding the source and understanding how activity has spread is just as important as the treatment itself. Our inspections will allow us to pinpoint affected areas, prioritise treatment and put a structured plan in place to prevent activity simply moving from one part of the building to another.

Weโ€™ve dealt with similar building wide outbreaks at other schemes using this exact approach, achieving quick and successful resolutions.

48 flats. Full-building inspection. Targeted treatment. Ongoing monitoring.

๐Ÿชณ SILVERFISHโ€ฆ WHY CAN THEY BE SO DIFFICULT TO GET RID OF?

Silverfish are one of those pests that can quietly live within a property for a long time before you realise just how much activity there is.

They love dark, undisturbed areas and are commonly associated with places where humidity or moisture levels are higher. Bathrooms, kitchens, airing cupboards, around pipework, beneath flooring and behind skirting boards can all provide ideal harbourage.

And even when the original cause of excess moisture, such as a leak, has been repaired, silverfish activity can continue for some time afterwards.

๐Ÿ”Ž This is where monitoring becomes really important.

The photos below show one of our Silvercheck monitoring traps, and you can see just how effective they can be!

Rather than simply placing a standard sticky trap and hoping a silverfish happens to walk across it, these monitors contain a specially formulated attractant lure designed to draw silverfish towards the trap.

Once attracted inside, they become caught on the adhesive monitoring surface.

The result? ๐Ÿ‘‡

A monitor containing a significant number of silverfish, giving us a much clearer picture of the level of activity within the property.

But catching them is only part of the story.

๐Ÿ“ By strategically positioning several monitors throughout a property, we can establish where activity is concentrated, how widespread the problem is and whether numbers are increasing or decreasing between inspections.

That information then helps us target any treatment much more accurately rather than simply treating areas blindly.

Silverfish monitors are also particularly useful after treatment because they provide physical evidence of whether activity is continuing, even when the customer hasnโ€™t actually seen any live insects.

Sometimes pest control isnโ€™t just about applying insecticide.

Monitoring, understanding the pest and finding the source of the activity can be just as important as the treatment itself. ๐Ÿ”ฌ

Hi there,

Thank you for your review. Weโ€™re sorry that you feel disappointed with the outcome, but we do feel itโ€™s important to clarify a few points for anyone reading this.

During our visits, we didnโ€™t simply โ€œput down poisonโ€. Because you reported hearing noises, we carried out further investigation using tracking dust, monitoring bait, traps and motion-activated cameras in the areas where the noises were reportedly being heard.

Despite this monitoring, no evidence of rat activity was found. The tracking dust showed no movement, the monitoring bait remained untouched, no traps were triggered and the cameras did not record any rat activity.

We also understand that other pest-control companies had attended the property before ourselves and had similarly been unable to identify evidence of an active rat infestation.

Unfortunately, we cannot locate an entry point when there is no physical evidence or monitoring data showing where an animal is entering or travelling. Creating or guessing at an entry point simply to provide an answer would not be responsible pest control.

We completely understand that unexplained noises within a property can be frustrating, but after extensive monitoring we can only report what the evidence shows.

Weโ€™re pleased that you found our technicians nice and personable, but we feel the suggestion that our service consisted only of โ€œputting out poisonโ€ does not fairly reflect the investigation and monitoring that was actually carried out.

About Covkill Pest Control

Covkill Pest Control Ltd is an established and growing pest management company based in Coventry, providing professional pest control and environmental services across the Midlands and further afield.

We work with a wide range of clients, including housing providers, commercial organisations, residential developments and other large contract customers.

Due to continued growth, we are now looking for an organised and confident Contracts Coordinator to join our team and help manage the day-to-day delivery of our growing contract portfolio.

The Role

This is an important position within the business, working closely with our Managing Director, office team, pest control technicians and clients.

You will help ensure our contracts run smoothly, jobs are completed within required timescales, reports and supporting evidence are accurate, and our clients receive a consistently high standard of service.

The role will involve both office-based contract management and communication with technicians and clients.

Key Responsibilities

* Coordinate the day-to-day running of commercial and housing contracts
* Act as a key point of contact for contract clients
* Monitor jobs, appointments, outstanding works and follow-up actions
* Ensure contract requirements, KPIs and service levels are being achieved
* Review technician job reports, recommendations and photographs
* Identify outstanding recommendations and ensure appropriate follow-up action is taken
* Liaise with technicians regarding ongoing jobs and more complex pest issues
* Respond to client queries and assist with complaints and escalations
* Help coordinate urgent and priority works
* Maintain accurate contract and job records
* Assist with monthly contract reporting and performance information
* Monitor recurring sites and planned pest-control programmes
* Help identify additional works arising from inspections
* Support the preparation of quotations, tenders and contract renewals
* Attend client meetings where required
* Work with the Managing Director to continually improve service delivery

What Weโ€™re Looking For

We are looking for someone who is highly organised, confident communicating with clients and comfortable taking ownership of problems.

You should be able to manage multiple jobs and priorities at the same time without losing sight of the details.

Experience within social housing, facilities management, property maintenance, compliance, pest control or another service-based contract environment would be particularly beneficial.

Pest-control experience would be an advantage, but it is not essential, as training can be provided.

More important to us is finding someone who understands customer service, takes pride in their work and can keep contracts organised from start to finish.

Ideally, You Will Have

* Previous experience coordinating contracts, maintenance works or field-based services
* Strong organisational and administrative skills
* Excellent written and verbal communication
* Confidence dealing directly with clients
* Experience working with job management or CRM systems
* Good Microsoft Office skills
* The ability to prioritise a busy workload
* Excellent attention to detail
* A practical approach to solving problems
* A full UK driving licence

Experience working with housing associations or social-housing providers would be particularly advantageous.
