What goes on behind the advert, to get it from point of discussion and listing the property to point of sale?

First port of call - the introduction from a partnering agent to the prospective client to discuss their options (what are they?) with the seller who lives in China.

Valuing the property, involving us visiting the property in person, conducting the virtual tour (for buyers out of area), videos tours, floor plans and enchanted photography. We then discussed the next steps including the marketing strategy (what are the options?) and the pricing. We agreed a BUY IT NOW PRICE of £35,000, under Option A - Unconditional Terms meaning at point of sale, contracts are exchanged immediately and we work towards completion either in 28 or 56 days’ time depending on how the buyer is financing the purchase.

Next step came the compliance side of the process- a quick and simple AML check on all legal owners, contracts drawn up and signed via Docusign, ordering the searches and creating the Legal Pack. Finally came the design, launch and marketing of the property.

Next, the selling of the lot. We made contact with our hungry buyers and organised viewings.

Most importantly, one day in, one viewing completed and sale achieved.
